 RE: Registration Forms For IDX Leads

I currently have a mandatory registration to access my IDX solution.  I also do not providide addresses to properties.  Does anyone have success with providing information without a mandatory regitration.  Also does anyone provide addresses with their IDX solution.  I have been operating under the notion that they should call me or email me before getting the information so I may get there business.

Mandatory registration to access IDX solution is a must-my approach is to offer "Basic" view w/out registering,
although 9 out of 10 will enter first, last & e-mail to see ALL details & virtual tours and or multiple photo's.
Upon registering, my site sends a welcome e-mail as well as any campaigns that they may have initiated.I welcome fellow "REALTORS" to visit and comment-good, average or not so good! Don't worry, No spam sent!
As for the address-that is not permitted to be shown by our MLS here in Prescott Arizona.

Ryan -

This topic is always a source of debate.

I suppress the addresses of listings in my IDX search. But I do not require registration. Visitors are free to search incognito. (I do require an email address to save searches.)

I get several hits a day from people Googling terms like "Phoenix MLS search no registration", "Phoenix MLS no registration", etc (we're ranked #1 on Google for these terms).

I've found people will contact you when they are ready.

We get about 90% of our business from our web site. Could we get more if we required registration? I don't know. My test have shown that in my market, I do better without it. There's no question others will disagree....

I have an IDX from 1ParkPlace.com on my web sites. What I particularly like about this is that it is very customizable with regard to what you let your visitors see about listings. I have it set up so that they see the description and main picture of a listing when they do search but if they want the address and more pics they have to register.
 
Now I don't know how many people visit and search without registering but I don't care so long as I get a good number that do. They have to give their email when they register but other info (phone, address etc.) are optional. Interestingly, I find that most who register provide a phone number.

Well... how's that working for you? Personally, I have never required
registration on any of our websites, partly because it turns me off when
someone wants me to register before spending my time on a website.

Typically, whatever the majority is doing, I try to find a way to make the
opposite technique work! I figure if there are 100 local real estate
websites, and 95% of tghem require registration then I could do veryw ell by
not requiring it.

I require registration for everyone before they can view properties, usually have several hundred registrants on my site at any given time/day.
 
Those who don't want to register can go elsewhere with my blessings.............

Regarding website leads. Yes, I do require
registration, which includes their name, email and
hopefully a working phone number.

I also give complete information. Address and all the
pictures they want.

Helps me know which properties they're looking at.
And, then in an email we can discuss the property by
address and price.

I have no problem with doing it this way as the
majority of my leads are relo buyers. They need to get
familiar with the area.

As for local buyers, I'm not going to get them all.
And, when they start searching outside of my area, I
just let them enjoy the experience.

Buyers have so many choices of sites to get information why would they use a site they Must register to use. If your site is friendly and easy to use with lots of Good infomation they will come back to it often. When they are ready to contact an agent they will use that same site to contact that agent.
