After I responded to a post last week regarding marketing to FSBOs, I got several off list e-mails, asking for the letters I use. Here's what I decided, after some considerable thought. I'll post the tone & concept of each of the eight pieces I send out, but I will NOT post the exact verbiage. This will do two things; it will keep my letters mine, not to be confused with an identical letter sent out by someone who got it from me. Second, it will force each of you who chooses to use them to sit down & customize it yourself as well, just as I did. This way, you'll be very familiar with what you are sending out, since you had to write it yourself.
On that note, here's the first.
Dear homeowner;
I see that you've decided to market your home without the assistance or representation of a professional real estate salesperson. I'd like to wish you success with that effort. Your success can be useful to me in the future, so I'd like to offer some assistance to you.
There are three different sets of information that I have put togethere for my use everyday, which may be useful to you as well:
1. Samples of forms you will be needing to sell your home.
2. Referrals to some other service providers you might need, such as home inspectors, real estate attorneys, various repair contractors.
3. Some simple tips on how to best position your property for sale. You've probably thought of many of these tips, but I've found that many people will miss one or two. (Originally it was a report I got from the seminar I took, modified a little bit. That report has since been modified a great deal more, and has a new name. It's now called "Simple but essential tips for getting your home sold at the right price.")
The tips you can read in the report I've included in this mailing. Feel free to call me for the forms or for a referral to any of the service providers on my list.
Marketing homes is my profession, and I do it very well. I believe that I can give you an edge that you don't have by yourself or with most real estate agents.
