Hi everyone,

Are you using video? If yes, what has it done for your business, for a listing, or for a buyer?

Google purchased http://YouTube.com last year for 1.65 billion dollars...1.65 billion dollars for a company with no revenue.

How does video fit into the future of the real estate sales and marketing business?

I've been doing video for well over a year in the Boston/ Southern New Hampshire market....   It's definitely the future of real estate marketing.

I do narrated, high definition video tours.  Additionally, all videos are uploaded to at least a half dozen video websites, such as YouTube, Yahoo Video, Google Video, Blip.TV, RevverWellcome MatShowYourPlace.com and others....
More importantly, these videos show up in the top Google searches on page one or two....  usually within days of posting!  

1)  It sets the listing agent apart by doing something completely different than everyone else
2)  It reduced the foot traffic to your sellers' homes, which is important now that homes sit on the market longer
3)  It saves buyers gas driving to all of these homes

...and when you DO get someone personally touring the home, you KNOW they are serious....

Spin around, 360 degree tours are distorted, blurry, and unrealistic - nobody walks into a room and spins around like a top!  This is about as realistic a representation of the home as is possible today.

I had my first community video filmed and released in mid-December for three communities I serve in Northwest Bergen County, NJ, as an introduction to the area for regional and relocation buyers, as well as sellers who may be seeking representation of a marketing specialist. It was filmed by TurnHere.com who is handling the main distibution through www.InmanStories.com/Places, YouTube.com, etc. I am using it in much of my marketing and will provide measurement and results to you in March. Your video was very nice. I felt like I was watching the Travel Channel. My market is so small, with so many agents that I doubt a video like this would help my marketing.

I just invested in my first mini video through The Real Estate Home Show.
It just aired January 24th, with a potential 26 million viewers. My video
commercial is seen on Google Video, YouTube, Yahoo Video, AOL, The Dish
Network channel 223 at 9 pm Eastern, and DIRECTV channel 341 at 9pm Eastern.
My clients saw it and immediately contacted me to say how pleased they were
with the commercial, and since then I have had numerous calls to show my
Condo.

My husband and I are a team and we have been surprised how our use of videos have been huge with buyers, when our original intention was to have videos of our listings. (We have made a video for one high-end listing.) When helping families shop for homes long-distance, we started doing what WE would want someone to do for us - take videos. They provide a much more realistic view of the home and let the buyer "walk through" and get a real feel for the layout that still photos can't provide. Because of this (and other ways we use technology to help our long-distance buyers) we have been recommended like crazy to military families moving to our town for Vance AFB. So, although we originally intended to use videos for sellers, we have found how invaluable they are to our buyers.
