Interesting comparisons.
Maybe the only way to solve that problem is limiting the free enterprise by taking out the greed.

Saul - thank you for calling our attention to Blanche Evans' article "getting the market moving again" The insight and analogy of Jeremy Conaway, is one of the most sensible ideas I've heard on the topic of recharging the market.

One example of how not having clear guidelines may create confusion and clog the market as suggested by Conaway was a recent experience I had working with buyers who wanted to offer on a bank owned home. The MLS Status showed as ACTIVE but the Listing Agent informed us that there was a conditionally accepted/approved offer on the property.

The Listing Status could not be updated to PENDING until the LA received paperwork to confirm the agreement - so the home continued to be marketed as ACTIVE for several days causing my clients to question whether the Agent misunderstood which home we were inquiring about or maybe the deal fell through?…..

Just an example of the type of uncertainty that could be reduced if everyone were operating with the same set of guidelines as Conaway proposes.

I believe everyone in the industry would benefit from reading this article - Good Stuff! - very logical and easy to follow. Thanks to Blanche Evans, you and Jeremy Conaway.
