I guess I give way too nice of a gift at closing: a gift basket worth $100 from Harry and David's. I sell new homes and average $10,000 commission per sale since I am the Broker who works directly for the builder in my own business. I can write it all off since it is an advertising expense.

Comments about Buying things for clients.

1- RESPA

2- I have a system about past clients that works for me. I buy NO ONE closing gifts ( Sellers or Buyers). If they have childern, I might buy the kids a toy.

3- I am very involved with my community. So when I am out and about I buy dinner for the clients and family when I see them out. People love to see me and introduce me to thier friends ALL THE TIME.

. I don't know what to get for closing for a woman who is going into a retirement home. I usually give Waterford clocks or embossers with their address on it. However, this woman has been getting rid of "things" for the past few months and I don't feel anything I've given before is appropriate.

Here are the things that come immediately to mind: A box of assorted cards … birthday, anniversary, holidays, sympathy along with lots of stamps. Find out from the retirement home whether they will be taking her to the hairdresser she has been using when she lived in her home or whether she will be using the hairdresser who comes to the retirement place…get a gift certificate for cuts, colors, perms or whatever hairdressing services she likes. If you know her reading preferences, you could get some books on tape for her and a player if she doesn't have one.

I usually give them handmade potato bags , bachelor men love them too! and a botle of wine such as Clos du Bois or a newly found wine that brings smiles "Mommy's TIme Out" available at Publix stores. Ocasionally for very special customers I will get a speciality Recipe Book if I know they love to cook. Reluctantly I have had to give a home warranty to keep a deal together.

no closing gifts EVER...they are not professional! does your lawyer give you a gift after the trial? does your doctor give you a gift after the surgery? does your accountant give you a gift after tax season? earn your commission and take your full pay, no kickbacks to the client!

I agree. No gifts! I haven't given closing gifts for years. Can't remember when I gave one last.
I have 2 old customers, who are good friends, that I send Martha Stewart's magazine to. And I have kept up those 2 subscriptions.
