Oct. 12, 2007 - Pros and Cons of Home Sale Auctions

There is a lot of talk about auctions to sell the plethora of homes on the market. Auctions can be a good source of homes for buyers but there are a few things to take into account before forging ahead.

First of all banked owned properties are usually sold as is, so a buyer needs to do extra due diligence. Once you identify a property you might like to purchase. Contact the agent that has it listed. The Realtor will be able to show you the property and give you comparables for you to make a wise decision about what price you offer. If you are really serious about the property after seeing it hire a home inspector to do an inspection of the property. You will get a written report. There will be a provision in the sale of the property that it is not contingent on a home inspection.

Make sure you have your financing in order. If you are going to pay cash, you will still have to put down 5% down at the time your bid is accepted. If you will be financing make sure your loan is in place and ready to go. Most of the auctioned properties do not have a financing contingency. If your loan should fail you could lose the 5% you will be required to put down.

Something else to be aware of, if you are the winning bidder, you may also be required to pay up to 5% to the company running the auction.

One last thing to you should know. There are two kinds of sales at most auctions. the absolute price acceptance which means that the price is acceptable to the seller. Then there is the reserved price acceptable, which means the seller still has the final say so on in order for the purchase price to be accepted.

Auctions can give a buyer a good deal. Just be sure to ask questions and have all of the knowledge you need going into bidding.

Oct. 3, 2007 - Whats New at McCarren Airport

Car Rental Booth no longer at Airport

While in the middle of baggage claim there used to be all the car companies where you could get your paperwork out of the way before going to get your car. Then you would step out door ten and catch your favorite shuttle. Alamo, Hertz, Enterprise, Avis and all the rest. This is no longer the case. Gone are those areas and in their place is construction. They are doubling the size of the baggage claims where your bag come up. As Las Vegas becomes more of a travel destination and more flights come in, the claims can not longer hold all the bags.

SO where are those booths now? You will still go out door ten and cross to the same area, but instead of all those brightly colored buses you will find one big white bus with the name McCarren Rental Car Center on it. There you will be taken to a new facility that houses all of the companies.

Is this more efficient? I have heard the lines at time in the new building can be long. There is no longer 2 places to register but the new baggage claims will be nice.

So just remember after you get you bags. Proceed out door number 10 and get on the shiny new buses and get your car at the new building.

I thought it was interesting some of the laws still on the books in Nevada. I found the information at

· A man is forbidden from buying drinks for more than three people other than himself at any one period during the day.

· Clark County: An ordinance makes bringing a concealable fire arm into the county illegal unless it is registered with the Las Vegas Metropolitan Police Department. In order to register a handgun, however, it must be brought in to the police station. Furthermore, you may not register a gun on the weekends, but the police may prosecute you at that time.

· Elko: Everyone walking the streets is required to wear a mask.

· In Eureka, Nevada men who have mustaches are forbidden from kissing women.

· In Las Vegas, Nevada: It's against the law to pawn your dentures.

· In Las Vegas you can bet on any team--except The University of Nevada at Las Vegas.

· In Nevada sex without a condom is considered illegal.

· In Nevada until the 1960s it was illegal to sell liquor at religious camp meetings, within a half-mile of the state prison, in the State Capitol Building or to imbeciles.

· In Reno, Nevada staging a marathon dance is illegal, although posting a notice on a fire hydrant about illegal dance marathons is not.

· In the old days in Nevada a man caught beating his wife was tied to a stake for eight hours a day with a sign that read, "Wife Beater" fastened to his chest.

· It's illegal in Nevada to have a "house of ill fame" within 400 yards of a church or school.

· It is illegal to drive a camel on the highway.

· It is illegal in Reno, Nevada to conceal a spray-painted shopping cart in your basement.

· It's still "legal" to hang someone for shooting your dog on your property.

· Saloonkeepers had to post the names of habitual drunkards if so requested by the local sheriff or members of the imbibers' immediate families.
