Mount Pleasant South Carolina Considers New Housing Initiative

The Town of Mount Pleasant is considering an initiative that would entice builders to build and market “Work Force House”.  I serve on the Planning and Zoning Commission and we have given our blessing to be considered by Town Council. 

Workforce Housing is affordable to low and moderate income families (those earning up to 120% of the Charleston-North Charleston MSA median family income, as defined in the schedule published annually by the U.S. Department of Housing and Urban Development).

 

Several provisions of the ordinance:

1.  The property must be at least two acres in size or greater.        2. The planned development must contain residential uses, of which at least 30% of the total number of dwelling units shall qualify as workforce housing pursuant to this section. A mixture of housing types as well as uses is encouraged, though not required.                3. Workforce housing units must be of the same type as the market-rate units in the subdivision. In the case of a development with two or more housing types, the type of workforce housing units must be in the same proportion as the market-rate units.

$7,500 Tax Credit for Charleston Homes Purchase

Did you know that if you are a first time home buyer or you have not purchased a home in the last three years, you can take advantage of a $7,500 refundable tax credit?  This wonderful opportunity will expire on 7/1/2009.  The credit has to be paid back over a fifteen year period at $500 per year when taxes are filed.  If the home is sold prior to the entire amount being repaid, the balance is paid after closing.  If the gain is less than the amount of credit that is owed, then the balance is forgiven.  There are income limits...For single taxpayers it is $75,000 and for those filing "Married Filing Jointly", the limit is $150,000.  For additional information, give me a call at 843-442-2219 or e-mail me at cflowers@woodsflowers.com .  To search all Charleston area homes, visit my website at http://woodsflowers.com .

Futur of Charleston SC Real Estate Market Bright!

Good morning! According to The Charleston Regional Business Journal, a regional firm that monitors the pulse of the real estate industry has long term confidence in the Charleston area housing market in spite of sagging home sales and a cloudy national economy. "If we were in some of these other markets, I think our forcast would be a lot different," said Bill Lattimore, chairman and chief executive of Coastal Market Graphics, an affiliate of MarketGraphics, a national real estate market research firm based in Nashville Tennessee. Before the downturn in the housing market, residential permit activity in the four-county area including Charleston, Berkeley, Dorchester, and Colleton tripled, Lattimore said. It doubled for the nine-county coastal Georgia region. "That is remarkable growth, said Lattimore, who predicts strong residential growth in the area during the next decade and beyond. "We know it's tough out there, but when we look at the next 20 years, when you look at the job growth and the baby boomers moving to this area, we are excited about being here in Charleston." Coastal MarketGraphics research found that inventories of residential real estate in the Charleston area were comparable in some cases lower than in cities of similar size in the region, including Memphis and Knoxville, Tenn. Cities in other regions, such as Detroit, Michigan had far more unsold inventory.
