A pre-inspection can give a seller a competitive advantage in today's market where there is a surplus of homes for sale.It eases the mine.The seller is able to fix items that needs to be fixed that would come forth once the buyers began to look at the house which will make the house more marketable.The seller does have to pay the cost  and the buyer may want to have a inspection as well,but  it will help in the negotiation process.It is reassuring for buyers because the pre-inspection report can be made available for them to review.Buyers know if the house needs repairs and eliminates stress of renegotiations.In the long run it pays off ,they can lose money to keep the transaction from falling through.It can be used as a marketing tool as well to reassure buyers the seller's home is in tip top shape.On the other hand the home may be in bad condition but a pre-inspection report is disclosed up front,which will help.

I love pre-inspections. I use them all the time. Can't beat them for taking the surprises out of the transaction. I have a house coming on the market early next week that we caught a ton of issues with using a pre-inspection.

Hi Brenda,

You are so right. One important point I'd add, though, is that it is vital to use good (or great) inspectors. I have a host of horror stories where I represented the buyers and the listing agent had a poor pest inspection (or home or other) and when I brought in a good inspector, the difference was vast!

In the most dramatic case, the listing agent used a notoriously bad termite or pest company, so of course I brought my regular guys in who did a complete and thorough inspection. The difference was $10,000 because the pre-sale inspector never bothered to go into the crawl space. He missed damage under both bathrooms, termite damage, you name it.

Pre sale inspections are a great idea because they help to avoid surprises later. When agents use poor inspectors, though, they set themselves up for a nasty battle down the road and unhappiness in all camps.
