RE: Darryl Davis Power Agent

Written by: Deborah Coy-Kajic

I had a very bad experience with Darryl Davis and the mentor he assisgned to me. Besides the fact that is was very expensive I was very disappointed when I made an appointment with my mentor to meet up with him and he was over 2 hours late. I had to call him and walk him up in order to meet with him and then when I did he continuly text message while I was trying to have a conversation with him. I tried to voice my complaint to Darrell and he got very definsive and rude. He however was ok taking my money up until we had a headed discussion and he didn't want to bother with me anymore. I feel from my experience there are enough good programs out there and I would not suggest this one.

Diane,
Thanks for writing.....while I am not a Feng Shui master or an astrologist I looked this up for you.  You are actually in luck because the colors associated  with both signs are Red so you could buy a set of luggage in red and be good.
The actual colors are this:
Aries: White and Red
Scorpio: Russet, Red, and Maroon
Just be sure you buy the right suitcases IE: short feet, wheels that are up in as far as can be, a pull handle that can be zipped closed and don't over pack.
Hope this helps.

RE: To chauffeur or not to chauffeur; that is the question!

Great post and with gas prices what they are, it's even more crucial for agents to focus on the serious buyers.  I think it's important for consumers to understand that agents are independent contractors trying to establish a business and have all the business expenses any small business has plus all sorts of fees.  I do my best not to waste a customer's time and I ask the same from the customer.  Time is money afterall.  I think this is why it's just as important to make sure customers become clients and that the consumer understands the difference and the real benefits afforded to them by becoming a client.  I look forward to your future blogs on this subject,

RE: Homeowners are now going to sue

May 10th 2008, 8:40 am

It has really worn thin with people not being accountable for their own decisions and actions.  I along with many Realtors try our dead level best to assist home buyers and sellers with their real estate needs.  These sort of lawsuits mostly serve to make others just look for something and somebody to sue.  When there is true neglect, greed and misrepresentation, then I will be the first one to say that those people need to be thrown out of their profession, but too many hard working, dedicated agents are getting caught in this ridiculous trap.

Today is Friday and the official opener is tomorrow I am at Big Sandy Lodge and Resort right now as I post this Blog. The energy is very powerful here at the Lodge people are signing up for the tournament as we sit here and enjoy a beverage and talk about are favorite spots on the lake to fish for Walleye!

This year the Ice went out really late it was April 30Th at 2pm with that being said the water is still very chilly and the Walleyes may possibly be still in spawn.

That being said the bite just might be like a frenzy!! if that is the case I would encourage all anglers to release the big females and let them spawn practice CPR ~ Catch Photo Release. Good luck to all this 2008 opener..... Remember to take a Kid Fishing!!

You're right on!  Foreclosures are high but we've only seen the beginning of our foreclosure crisis.  It's scary for many people but it can be a huge opportunity also.  In the hot spots like CA, TX, and FL you'll find a lot of foreclosure whether it's due to ARM's, image, or egos it doesn't matter.  The opportunity is great for those who know what they're doing and can find them.  This is a great blog and incredible resource for information.  I'll make sure to frequent it more often.  I recently found a tool where you can view all Florida and US State foreclosures LINK REMOVED along with property views, detailed info, etc.  It's been a useful tool.

Hi Kevin,

I think the products you are seeing ripped out are older and original versions that have now been perfected.  Same with most newer products, the originals have flaws that are corrected over time.

We have a glued down woven solid bamboo- so 'hollow' is not what you hear/feel at all. It probably really makes a difference who manufactures the flooring. Bamboo Hardwoods makes a really great product - at $6/sq foot- see the woven in honey pictured here: http://www.bamboohardwoods.com/items.asp?Cc=FLRMOSOWOVEN&amp

Sarah--

I'm a real estate agent in Miami.  The comment that resonates the most with me is that people hate the hollow-sound when you walk on it;  It reminds them of PERGO.

Unfortunately, here in Miami, people are not as eco-conscious as they are in the northwest.

The PWR Trade Show was very well attended.  And, our Southern California CRS booth was literally mobbed with interested REALTORS®.  Donna Sutton and   I have worked many trade shows in the past and we both agreed we've never had this kind of response.  The people were keenly interested in what CRS and our Chapter have to offer.

Hats off to each of you who have already acquired this honorable designation.  And congrats to all those who are taking the first step toward becoming CRS's this year!

RE: How do tax liens or tax deed sales work?

Written by: Valerie Sullivan
May 6th 2008, 5:05 am

The old addage "to make money you have to have money" and you're stuck in a catch-22! LOL

But if you do your research, there are taxes due that are under $100, versus having to pay thousands on say a waterfront property. People don't pay their taxes for a myriad of reasons, maybe there was a divorce and both spouses believed the other took care of the bill. Or if there's a death of the homeowner, and there are no heirs, or all family members live far away.

It's much like the person who hunts for a bargain every time they go shopping. They know they want an Ipod for example, but don't want to pay full price, so they start doing their research. They look on-line for used, in the paper, or even eBay--garage saling in your pj's!

It's the same with Tax Liens. You have to do your research, not just to make sure it's a valid, not government owned easement, but to match the budget you do have. I know tax bills in the Northwest Florida area for 1/4 lots with a double-wide mobile home on them where the annual tax bill is less than $100. It can be found--just not on the beachfront, or waterfront. As with any type of investment, you start small and gradually increase as your funds increase.

This is one of those business ventures that you really need money to get started in.  It is a great way to earn 15% plus but what are you going to earn it on if you don't have any money to start with?

Rich thank you for you thoughtful comments and you are so right.  If you don't understand what you are reading either get it explained or don't sign it.  I know easier said than done sometimes, but in Nevada it is a escrow state so the lender is not there nor is the other party to the transaction and most escrow officers I have dealt with applies no pressure and is glad to explain everything.

A early mentor of mine gave me this gem to ponder, the simplicity  amazing yet a tough doctorine to follow.

When everyone wants to sell, you buy. When everyone wants to buy, you sell. So basic, yet so tought to do.

We live in a free market economy, a lot of rules and regs, but in the end it is buyer beware. Everyone knows what they are signing, and if not, they should. Where is personal responsability?

Every day in the communities I see people asking about a good or service AFTER they have already bought.

Due diligence.

Are the reports supposed to differentiate between the 95030 and 95032 zip codes.  It appears to me (based on the summary pages for the single family reports of the 2 zip codes) that they are based on the same data set.

RE: Municipal Utility Districts (MUD)

Written by: Paul Morgan
May 5th 2008, 8:24 am
Board members are elected by registered voters who reside within the boundaries of the MUD. These election are usually held the second Saturday of May in even years. Usually the elections are cancelled due to lack of opposition. If there are two positions on the board to be filled and only two people file, the election is cancelled and the people who filed are automatically elected. Even when a MUD bond election is held, very few voters participate. The main proplem is lack of notification of the election. Most MUDs have a small sign somewhere within the district upon which is posted the activities of the MUD. This sign is usually in an inconspicuous location. The laws governing MUDs need to be changed to require more openness. Taxpayers should be informed by the MUD of its actions. MUD meetings should be held within the district. Many meetings are held in an attorney's office far from the district.  I don't like my government working in secrecy and most MUDs are the most secret.
