With the single property sites, several title companies are distributors for these and they can be VERY inexpensive (like 40% the cost of going directly to the companies that provide them) - so ask your title rep about any affiliate relationships!
Also, for online transaction management, I'd suggest either Settlement Room http://www.settlementroom.com/ or Relay Transaction Management http://www.rebt.com. Both are pretty good in my experience.
