Snow in the South
Snow fell twice this week in west Georgia. It's a rare occurrence that always brings joy, awe and plenty of accidents. Both snows were beautiful and those who dared, ventured out and enjoyed it up close and personal. This rare phenomenon parallels the current real estate market, as I see it. This downturn is a rare occurrence that brings joy to the investors, awe to those who predict what happens next and plenty of accidents to those Sellers and Buyers who make the wrong moves.
I'm amazed at the rare occurrence of continually low interest rates. I got a 5.5% fixed rate quote Friday. Inventory and prices are excellent. With that news, Buyers should be flooding the market. Alas, they are not. The usual suspects in the investing department are scarfing up any foreclosures that seem like promising re-sales later. Those Buyers who are re-locating for whatever reason seem to be going right ahead with their plans. It's those families with children who would move up to larger homes or first time buyers of less expensive properties who are standing pat. Some, of course, have properties to sell elsewhere that are not moving. Some are terrified of the doom the media is warning them about. Most people are just plain scared of what may happen next and don't want to be caught short because of bad judgment.
Here's what I think Buyers should look out for to make sure they can go ahead and buy with confidence. Stick with a REALTORĀ® you can trust. Who's that? Well, me, of course. I come with 20 years experience and plenty of referrals. If you live elsewhere I can refer you to someone you can trust as well. Stick with appraisers, attorneys, lenders and inspectors you can trust. I can recommend those, too. When you've been in this business as long as I have, you know that aligning yourself with the very best only makes you better at what you do.
