Buying a new home? New Construction is exciting! The builders are experts in marketing, staging their models and training their sales people. Why should I waste my time or insult my intelligence with a Buyer's Agent? I know what I want and I know what is best for me and my family!
This is the sentiment of many new home buyers. Let's discuss what is best for the builder and what is best for the buyer.
Saving money: The builder already has the commission fixed in his price. Actually the price of the home is fixed by market value. If a builder can get $10,000 more for his home, he will. The builder can not just give you $10,000 and not the next person. This will ultimately depreciate the remainder of his homes. He would be destoying his own business. The builder sells for market value.
But Rick: builders offer free discounts all the time! True, but there is a reason. Early in a development the builder frequently offers discounts. The builder offers these incentives to get their development recognized. All in the marketing plan. The downside to being early is you will have a very difficult time selling your home any time soon. First you will be competing with the builder and secondly, you are living in a construction zone. There are other reasons for incentives and we can discuss those on future blogs.
Builder Marketing: The employees of the builder will provide you all of the positive data required for you to purchase their product. You will be impressed from their trained sales staff. Is that what is best for you and your family?
Buyer's Agency: A good Buyer's Agent will provide you invaluable information about the state of the development including resale values. A Buyer's Agent has a feduciary responsibility to protect your investment; not the investment of the builder. I know what is overpriced, what costs are normal and what is inflated. My job is to do what is in your best interest. I value the happiness of you and you family and that is what should come first.
I appreciate the work of the builders and they have their job down to a science. It is an admirable business model. But what is best for the builder may not be what is best for you and yours.

| Anyone familiar with the Ardrey developments? This is just one of the many building areas in South Charlotte. Ballantyne, just east Pineville and South of South park is where it began. In 1988 Ballantyne was still farmland. It is farmland no more! The affluency continues to flow southward. Join the wave!
Just south of the new Ardrey Kell High School has incredible new construction opportunities. The new Target and Harris Teeter are open at Rea and Ardrey Kell roads. This shopping area is more impressive every day. Signs are now posted for new Commercial/Residential development to begin on the North side of Ardrey Kell from Johnston Road all the way to the brand new Ardrey Kell High School! Construction is rapidly approaching the Union County border at Marvin and Weddington North Carolina. Take a drive through tthe many Ardrey developments and see all of the new developments on the way! This place will not be recognized in 5 years! |

How safe will my investment be? Well that depends. What are the comparables doing? How far along is the subdivision? How about investors? How many investors are permitted in the development?
There are many of the lower priced developments that are selling the bulk of their new homes to investors. When this happens, the majority of homes are lived in as rentals. Rentals can not compare with the appreciation and care that accompanies home ownership and pride.
If their is a large portio of rentals, do not unrealistically expect much appreciation. The neighborhood will reflect the values of tenants. There is nothing wrong with investing nor with renting a home. Reality is in sustaining the value of your investment and living in an area that is similar in quality as the day you moved in. Be careful. |

| The developments are increasing daily in the greater Charlotte Real Estate Market. The tremendous growth wave continues. The brand new Ardrey Kell High School had its grand opening for student orientation today! The High School is huge and located on the outer south eastern fringe of Charlotte. The high school is Located on Ardrey Kell rd and the Ballantyne tidal wave of prosperity is bursting through! There are new developments in the surrohnding areas and each is more lavish than the last! Cedarwalk, Ardrey Woods, Ardrey Chase, Ardrey Crest, Cedar Walk, the 521 Sportsplex and many more are just beginning in the area. Ardrey Kell will not be recognized in two years; a great place to live, a fantastic place to raise a family and a better place to own property! |

| Looking for incentives and a cheaper deal? Please be careful. There are many reasons builders offer deals. Some are opportunities; some are because the builder can not sell homes in a particular area. Yes, areas improve and decline as a natural political cycle (everything is politics). But in a "hot" area, you are not likely to get a fantastic deal from the builder. Why? When there is already huge demand, properties already have a great reputation and the property is located in an area with high appreciation, there is no need to discount the homes. | Did you know there are actually new subdivisions directly across from a shooting range? How about the the nearness to a railroad? How about the schools? Award winning Schools? What award? There are many factors to consider. |

| New construcion continues at an amazing rate. People are relocating to Charlotte daily. When relocating, decide your time frame and low long you can wait until you move into your new home. Remember, your new construction home will be in the middle of a contruction zone for a while after you move in. If you are sensitive to dirt and noise, select your subdivision carefully. You may want an established neighborhood or a subdivision that is near completion (like Wesley Oaks in Union County). If you are more interested in appreceiation, then get in early; the larger the development the better. As building continues, costs increase and so do the prices. Now do not be surprised if you can not sell your home in the short term. A buyer looks at life the way you do. Why buy a pre-existing home for the same price I can purchase a new home with all of my desired options? This is not rocket science but just good common sense. There is a lot of money to be made in Charlotte Real Estate. Outsiders are welcomed with open arms. Together we are building an economic powerhouse! |

There is a great new development in South Charlotte called Ardrey Chase. This is built by Centex and features 4 side brick homes. Last year the initial sign was posted for the homes to begin in the $300's. The land has been cleared and prior to the first home being built, the homes now will begin in the $400's! This will be a great place to buy a new home. The fantstic reputation of south Charlotte drives the demand and ultimately, the appreciaiton continues to climb!
The development is located on Marvin Rd off of Johnston. The development is just down the road from the new Ardrey Kell High School. |

| New developments continue to grow. A recurring situation arises for new home buyers. It is exciting to purchase a brand new home but please consider the complexities of having a home built while you live out of state. There are several return visits required. The first is frequently to the Design Center. This visit (after you signed the contract) can significantly impact your price and payment. The next consideration is the financing. Several weeks after the contract and you are just learning the price of the home purchased in addition to the interest rate. Here goes your payment increase again. Alos consider that the taxes quoted are typically for the raw land. Your taxes will increase after your property is assessed with the new impovement. No, your taxes will not be $15,000 a year (more along the line of $2,400 but this varies based on the size and the County of the home). An additional $200 a month may dramatially strain a tight budget. Be careful. |
