| Can someone please explain why new house prices have not gone down despite being on the market for a year or more and in light of what is happening nationwide? Even more amazing are the prices of 10 year old 3,300 sq. foot homes in Preston that are listed at $700,000 - they typically have the cheapest kitchen cabinets available (the white laminated kind) so you would need to gut and redo the kitchen if you ever planned to use it - and each one of these overpriced beauties has almost the exact same floor plan - I am just blown away and confused - how is this possible? I would love some insight |

You've heard the adage, "Location, location, location". Preston is a planned neighborhood in a fantastic location close to RTP. It makes the commute easy and it's located in the golf community rated #1 in the Triangle.
I agree, the prices are steep for what you get!! If you haven't noticed the houses in Preston are having a difficult time competing w/new construction. The only houses selling for top $$ are the ones that have been renovated. |

Thank you for the answer - that is helpful - but why are they not lowering their prices despite being on the market for long periods and without renovating?
Futher, I have noticed that not even the new home developments I am interested in have lowered their prices (Weycroft, Kitts Creek, Cameron Pond).
I had a new home magazine from January 2007and picked up the January 2008 magazine and was shocked to find the same 5 houses advertised in three new home developments ($580,000-2,000,000) and still listed at the same price as Jan 2007 - 15 houses on the market for over a year and not reduced at all? It must mean that the builders can afford to pay the monthly mortgage and that they are selling for much, much more than their value, right?
I agree that Preston is a lovely community, but the commute from there is getting longer (I live in a rental in Preston) and particularly as new developments closer to RTP are open and more populated.
Any ideas when the burst of the housing bubble will start to show in the Triangle? |

This is a nice blog. You are doing well for yourself. Maybe we will see some relief from this slow economy in 2009. I live in Elizabeth City, NC so if you ever hear of anyone that wants to move this way please let me know. I will do the same for you. We are about 3 hours apart. Thanks and God Bless you!

My husband and I are thinking about relocating to Cary, NC. We currently live in Albany, NY and have heard wonderful things about the town. We have a 1 year old and are excited that it's a "family town". My only concern is I'm petrified of spiders and heard that there is a huge population of black widows and brown recluse. Can anyone put my mind at ease or should I be worried? |
