How To Make Buyers Fall In Love With Your Home

My Obnoxious Neighbor

No not mine.  My neighbors the greatest.  However, over at Inman Bob Bruss answers the question:  Do I have to disclose to my buyer the real reason I am selling my house is the obnoxious noisy neighbors?

To my surprise, the answers yes.  According to Bob a corporate relocation firm was handling the sale of an employee's former residence.  Of course the firm didn't know about the neighbor, or the fact that the police had to be called several times.

Long story short, buyer moves into the house, immediately discovers the obnoxious neighbor and sues to have the sale voided.   The California Court of Appeals finds in the buyers favor, voids the sale and the buyer gets his money back.  All because the seller failed to disclose the neighborhood nuisance. 


The case was Shapiro v. Sutherland (1998) 60 Cal.App.4th 666.
