Sweat the small stuff?

May. 28, 2008
Categorized in: Real Estate

Last week a client asked me to look up a unit in her condominium complex that recently listed. She was just curious to know what the List Price was.

I thought using the zip code and market value range would be the easiest search criteria since that narrowed the result significantly BUT it didn't show up?

Later I found the unit listed in a zip code more than 10 miles away. Oops!...I told myself - these things happen - but it’s a good time to remind myself and others to focus our and our seller/clients attention toward address details when proofing listing input forms.

If I'd actually been looking for a client interested in purchasing in that specific area it could have been a lost opportunity for the listing to be seen by a potential buyer. It was not in my circumstance but it could have a negative effect as hypothesized above.

It's my opinion that....there's something to be said for details, no matter how insignificant they seem. btw I did email the LA an FYI to let them know and provided the correct zip :)

Would I be over-reacting to advocate that we "DO Sweat the Small stuff" more than ever particularly where house #'s and addresses are concerned?  If you’ve time to share, I’d love your thoughts.
