There are many different ways to cultivate relationships with investor clients, and a lot of it starts on the phone. Accomplishing a productive phone call can be difficult for those who are a little less experienced with marketing to investors.

Does anyone have suggestions about how they talk to investors? As we all know, if we can't get beyond a phone call, we won't get very far at all... What things have you seen that have worked?

Over the last few years my company, The Coastline Group, Inc,. has developed a dynamic program for our investors. We are seeking Joint Venture (JV) partners to participate in the purchase of various opportunities with us. Most of the projects we look to acquire are located in prestigious areas with extremely high quality tenants with A-A+ building structure.<br />

Since each project is unique, so too are our investors. We at Coastline, understand the need to be flexible regarding the structure of our Joint Venture Partnerships. We encourage you to expound upon the sample structures that we have presented and offer alternative structures that fit your needs.<br />

We are offering from 10% to 12% cash on cash on day one of closing on the property. The investment can be from USD 100,000 to USD 500,000 of the downpayment depending how much you are ready to invest in. May be even less. We are trying to have many different investors who can invest in the million dollar properties. We arrange all finances to fund the acquisition, as well as manage the property after closing.
