These charts pretty much speak for themselves. I went back to 2002 and looked at the number of properties listed each year and the number of properties sold over the same time period. You'll see an asterisk (*) next to 2007 -- this year's numbers have been annualized.

Anyway, the first chart is my neighborhood, Cheverly.

We're not as bad off as Prince George's County as a whole, though.

This is interesting but if you had to put a number on it by how much have house prices in Cheverly fallen over the last year?

Ofocurse it will vary house-by-house but what is your rough guess?

I've been going over the numbers, Ian, and have pretty much determined that prices haven't fallen. Of course, it's hard to determine an actual trend when only 3 houses have sold in October and 3 in September. However, look to the next entry to see the averages for Cheverly.
