The Time is Now To Invest

Of course what else would you expect a commercial real estate broker who specializes in single tenant retail NNN properties? But, seriously, if you have the cash (at least 30%, preferably 50% down) now is the time to jump into the Florida market. Specifically, Orlando and Central Florida. Why? Because cap rates are favorable. Probably the most favorable in the last 5 years. Your cash on cash return will be better than anything the "market" has to offer right now. And of course your investment is backed up by the best tangible asset on earth! Real Estate! 

Which leads me to Florida commercial real estate. Florida is still the best place for an investment, especially a passive real estate investment like a single tenant NNN. You never here of anyone saying when they retire they are going to sell everything and move to Michigan or Minnesota? The fact of the matter is everyone wants to retire to a warm and sunny place where there is NO PERSONAL State income tax. At least not at this time.
