Manhattan Loft Guy

master list of Manhattan loft closings since November

Aug. 23, 2009
Categorized in: Market Data - reports
It has been quite a while since I posted loft-closings-in-last-30-days, but I have not stopped keeping track of Manhattan residential lofts as they close. While there are many limitations in the data (discussed below), the collection is worthwhile enough

price of 'museum quality' in Noho = $1,000/ft / 644 Broadway closes quickly

Apr. 27, 2009
Categorized in: loft neighborhoods / NoHo
In the (entirely fictional) Manual of Style for real estate agents, the phrase "museum quality" is used because (I guess) "quadruple mint" just does not zing. (The fact that few people actually want to live in a museum may mean it is used ironically, but

2 closings at 36 West 15 Street / one was pushing it

Mar. 12, 2009
This loft was described much more enthusiastically (with more details) than the 6th floor, plus it has many, many more windows (4 exposures) with Empire State and Met Life views -- usually premium items for a Manhattan loft. (StreetEasy has part of the li

how much pain at River Lofts? done deal (price to come) at 416 Washington Street

Mar. 8, 2009
Categorized in: Market Trends
The Manhattan loft #4H at 416 Washington Street (River Lofts) closed last week, with the price to be announced when it hits the public data base. So this is the second post teasing about this loft in Tribeca's great northwest.

30 days of actual Manhattan loft sales, from February 11

Mar. 7, 2009
Categorized in: Market Data - reports
For the 30 days prior to February 11, 2009 our inter-firm data base reported as Sold and Closed Manhattan "lofts" 13 resales and 21 developer/sponsor sales in new developments, compared to the 22 and 28 reported in January, and the 24 and 19 reported in D

2009 is 2007 (though with opposite trend lines), at least at 6 Varick

Transaction costs aside, these January-2007-buyers-turned-February-2009-sellers realized $10,000. More impersonally, their experience suggests that The Manhattan Loft Market in this very specific micro-neighborhood in Tribeca is roughly flat from 1Q07 to

321 Greenwich closes at 5% premium over 2006 price

I see that I am becoming somewhat fixated on the calendar -- in how This Year's Market compares to some prior year's market conditions. I am probably not alone in that regard. Maybe this should be called the What Year Is It? Manhattan Loft Guy thread....

bringing (a lot of) cash to closing / news from the top of the market at "Madison Square North"

Dec. 26, 2008
Categorized in: Psychology of the market
I realized when I did my post of 30 days of actual loft sales on December 18 that 15 East 26 Street (15 Madison Square North) was a very successful new Manhattan loft development, with many contracts signed quickly in 2006, some of which are just closing

hard data are hard to find ... here's some on 30 days of actual loft sales

Dec. 18, 2008
Categorized in: Market Data - reports
A week ago I set up a spreadsheet on Google Docs as a way to retain and order data that I look at periodically -- namely, recent actual sales of Manhattan lofts. Since then I have been toying with how to share it with MLG readers in a way that will be bot

keeping it real in Chelsea (or not) as 'too pushy ...?' thread pushes on

Dec. 11, 2008
Tagged with: closed, comps, goldilocks, pushy, sale
The smaller Manhattan loft is priced 7% above its 2005 clearing price; the larger unit 14% above its 2006 trading level. I'd say one is closer to The Market than the other, but what will Goldilocks say?

to the West Village to push, or not

Tagged with: 1, 300ft, comps, sale, village
When I looked at the listing history of a (rare) West Village loft new to the Manhattan loft market this week, I thought they were likely to be pushing it at around $1,350/ft, considering it had been listed 2 years ago around $1,200/ft.

pushing the East Village thread / hidden mints?

Dec. 9, 2008
Categorized in: Market Trends
If you had an East Village loft to sell (and if you really wanted to sell), and if a raving "triple mint!!!" Manhattan loft had sold in the building in the last few months at about $1,100/ft, would you price your loft above or below the triple-mint-with-e

too pushy in Chelsea / trying to keep secrets??

Dec. 6, 2008
Categorized in: Market Trends
This post started out being about the recent sale of a Chelsea loft, but it got more interesting (and April 9 complicated) because the same unit on a lower floor is also for sale. I can appreciate that sellers don't want to lower prices more than they hav

Sugar is sweet but 79 Laight Street closing is better

Dec. 4, 2008
The NY Post Just Sold feature today has some of the basic info about a Manhattan loft in pretty prime Tribeca that was converted in 2002 (a relatively high level of building amenities) ... What the Post does not say (does not know) is that this listing (#

a telling trajectory? 47 Walker Street sells on 2d floor

Oct. 24, 2008
While these two sales are not exactly comparable, they are awfully close. They would appeal to different Manhattan loft buyers because the second floor unit is said to be 500 sq ft larger, but in both cases most buyers would expect to put in money to upda

one year to a lovely sale at Atalanta, 25 N. Moore Street, two years after lovely buy

Oct. 9, 2008
The real news here is that the Manhattan loft Unit 2A at The Atalanta, 25 N. Moore Street, closed with a deed filed on September 8. ...Considering that the September 2008 seller at $3.1mm bought in September 2006 for $2.3mm, I'd say that is a pretty sweet

(actual) recent Manhattan loft sale at 115 Fourth Avenue reported in NY Post

Jun. 14, 2008
Unlike the Times, the NY Post's weekly feature Just Sold does claim to be about "recent" Manhattan sales, and the report from June 12 includes a loft at The Petersfield, 115 Fourth Avenue, that closed with a deed filed May 1 -- that's pretty "recent", and

quick sale at 244 Madison

Apr. 18, 2008
The combo loft at #11CDE 244 Madison Avenue joined 3 units but only got "1,650 sq ft" out of it. Better, they got a contract within 3 weeks of coming to market in January and have just closed.
