50 Walker Street closes well off August ask after being publicly negotiable + serving bourbon

Mar. 19, 2009
Categorized in: pricing analysis
The full history of the Manhattan loft #6A at 50 Walker Street will reveal just how different this marketing campaign was from the loft addressed yesterday (why be that negotiable in secret? 25 Ann Street closed nearly 25% off ask ), but for now (before t

the end of a $1,000/ft baseline for Tribeca coop lofts?

There's a very mature central Tribeca coop that has been a Manhattan Loft Guy fave for its rich data, efficient layouts and roof deck, among other reasons. The new listing there caught my eye because it exemplifies the fact that $1,000/ft is not even a ba

130 West 17 Street #9S went for it + got it

A top-floor Manhattan loft at 130 West 17 Street was the subject of one of my occasional Going For It! posts way back on September 23, 2007 (when I was still commenting on other firm's active listings), 130 W 17 9S is new + really going for it. As in simi

don't sneeze at 130 West 17 Street contract

Mar. 6, 2008
I hit on (picked on?) # 9S at 130 West 17 Street when it was new to market in September (130 W 17 9S is new + really going for it), asking $3.2mm (since dropped to $2.995mm) for "2,000 sq ft" and the "possibility" of buying roof rights. I wondered then --

penthouse at 150 Chambers is new + outdoorsy

Feb. 13, 2008
The Manhattan loft 150 Chambers Street Penthouse W is priced as though Penthouse E at $1.685mm one year ago was the anomalous price, rather than #4E 2.5 years ago at $1.61mm. We’ll see what The Market thinks….

There are 3 new Manhattan loft listings on Broome Street, from Greene to Elizabeth, 2 at $3.495mm (coincidence?), 1 at $2.2mm. Two feature multi-level space; two feature outdoor space; two feature three mints worth of renovation.

Manhattan loft 448 Greenwich Street 5th floor has been on the market since June, staring at $2.05mm but holding at $1.995mm since September. Said to be “1,300 sq ft”, it is not quite big enough to be a One Bed Wonder, though it is suitable only for a

a very fruitful article / NY Times gets into generational conflict in lofts

Nov. 6, 2006
Categorized in: loft features / amenities
There is likely to be generational conflict in Manhattan loft buildings between long-time owners who paid little (and may expect little) and recent purchasers who paid top dollar (and may expect more expensive amenities and finishes).
