107 West 25 Street buyer discerns deal 15% off list, sits in lap of luxury

The Manhattan loft #5B at 107 West 25 Street closed on June 25 (the deed was just filed last week), the first loft to sell in this small building since 2007. Please raise your hand if you are surprised that values have changed in the building since 2007..

I picked on the Manhattan loft #5E at 108 Wooster Street when it was new to market (October 16: all feet at 108 Wooster are square but not equal), describing it as “'1,140 sq ft' of the least efficient small space I can recall. Simply staggering in its

Interesting decision by the seller to switch agents but not firms. Obviously, the firm-based (and web) marketing oomph is exactly the same then, as now. My surmise two months ago was that the super-hero campaign was so quirky that it suggested the owner and agent had a very good rapport, but – if so – that got strained without a sale. I don’t remember the former pictures all that well, but the ones now up seem new to me (and fewer), so maybe they are simply simplifying the marketing.
