We visited 9 North Moore Street this weekend. Not a very enticing layout with a cramped feeling in the living room dining area. Kitchen needed a complete overhaul. Since we were not interested we did not even ask the question about the parking lot on the western exposure where the bedroom windows are.
Sandy, I looked at your write-up of 150 W. 26th St. We have not visited thatone but may do so. Why do you think this property had been having such a hard time finding a buyer. Is there a particular issue or is the price simply too high.

Hey Colgin, happy new year!
With 150 W 26 St #803, I suspect “the issue” is that people are not prepared for the lack of light and views, so are disappointed when they see it. If you don’t know the building or the nabe, you would not know that the long run of windows is (as I said in the linked post from August) facing a 12 story building on 25th Street. And I don’t think that the large living room windows to the west clear the taller building on 7th Avenue. So there won’t be much light, and no “views”.
They don’t hint at this in the listing description, except in the use of curtains on those south-facing windows. Plus nothing in the building has traded quite at this level yet, though (as I said in August) there’s no recent data.
I may nose around on lofts sold and lofts languishing since August (when this came out) and try to get a better specific explanation; if I do I will post about it.
What explanation did your agent give, Colgin? If you are not fully committed to an agent, give me a call.

| So this place is still on the market. Colgin, I saw this place when it first came on the market. It is a nice place. However, windows on one side in the living room are going to be blocked off. The windows are the only source of natural light, because all other windows look into an office. That was the main reason that we decided to not place a bid. If you don't care as much about natural light, then this place is not bad. |

I finally popped on over to 803 @ 150 West 26th Street. Agree with Pearl that the natural light is lacking. Found out more about the hotel, too. It's a 22 story Wyndham that will be built to the lot line... can't imagine having hotel guests peeking into my apartment!

The apartment next door, 802 just recently hit the market, and also had an OH today. Much better light, but strangely oriented layout and some specific tastes in materials. You still have the same issues with the hotel next door coming up, but the living room windows are over 26th Street, so at least you'll still have better light. |
