Manhattan Loft Guy

Apr. 2, 2008 - 'nother new one at 138 Duane

I have removed the content of this blog post, as it comments about the current listing of another agent. For information about why, check out end of an era for Manhattan Loft Guy / a new day dawns? from April 9.

Just saw 5S today. Absolutely not 1800 sqft, I played dumb and asked the agent who said "it's about 1600 square feet, but using condo standards it is about 1800". Not sure what that means, but it 'feels' like 1500ish. Light is good, but the view faces the back and is not so far from the back of another building not too far across. The bedroom is interior so it does not have a window. You could carve out a bedroom but you would have to use up part of the living space that has windows. Overall seems pretty overpriced when you factor all these things in.

I see that they have revised down to 1619 sq. ft. on the listing.

THX for the first hand report, Chloe, and for the update about the listing change to “1,619 sq ft” HST. I will edit the post to reflect that change.

Any comment about the comparative level of finishes between 3S and 5S Chloe??

THX to both of you for stopping by, and for leaving a trace.

the open house for 3S shut about half an hour before 5S opened so I didnt get a chance to see 3S. But it seems like it has a lot of extra stuff in there that one would have to spend money to just clean out. Of course that could easily be done for 280k. But it doesnt have the skylight and when the windows face the backside of another building you probably need them. Even from the 5th floor the view is dull, so from the 3rd it's worse I'm sure. Anyway, I will let you know if I see 3S, but there are some other brighter ones I'll probably see first. Thanks for the great blog!
