Manhattan Loft Guy

Jun. 6, 2007 - no more for 20-26 Moore – quick contract for #4W

13 days to contract is quick in any market
Unit 4W at 20-26 No Moore Street came to market on May 23 – the Wednesday before a holiday weekend. It went onto contract yesterday. (I wondered why the open house this past Sunday was canceled; now I know.)

Offered for sale by PruDE’s Ruth Hardinger and Michael Norton for $2.85mm (maintenance is $1,700), this unit is said to be 2,700 sq ft. (The “W” units in these conjoined building is the “26” part of the address; the “E” units are in the “20” side and are generally 2,400 sq ft, being a little narrower than the “W”s.) This layout is distinguished by side windows over a low building next door, permitting real “bedrooms”, rather than “interior rooms” – and by a humongous pantry. (I am not sure I have ever seen a layout with such a disproportionately large pantry before; the owners must have shopped at Costco.)

some work to be done
Reading between these lines (“[a]n extraordinary space which could be updated and/or designed to your taste”), it seems that they buyers are prepared to spend some money on renovation, or at least updating. Perhaps they won’t need a pantry quite that large….
