Our company just signed on with Showing Solutions
(www.showingsolutions.com). I don't know if they work in your area, but our
fees are $25 per listing unless the MLS # changes. (They have another plan
that's $25/agent/mo. for bigger offices.) For this we publish their number
in the MLS. Agents call SS to request showings. SS calls the seller for ok
of showing. SS calls the buyers agent back to confirm/decline the showing.


This is followed by an automated e-mail request for feedback sent to the
buyer's agent which when returned can be previewed by the listing agent and
then forwarded to the seller or sent directly to the seller. All for a one
time fee of $25. That's the best deal in town. We no longer have to check
voicemail every 15 minutes. It's all done for us. Plus they have an online
area to record your activities for marketing or other communications which
the seller can log into for info. If it's available in your area, it's
worth researching.

Web-based Showings - Jun. 30, 2006

In response to the question regarding automated web-based showing software, I use www.showings.com. It's Centralized Showing Service. I paid $50 to enroll in the program and pay $35 for listings, although they have other agreements where you can pay a monthly amount for unlimited listings if you do a lot of listings. In the MLS you put "Call CSS" with their 866# to show. I sell this to Sellers by saying there are times when my phone is off - I'm in a settlement, appointment, etc - and this way buyer's agents never have to guess whether they can show your home...CSS is there. CSS calls the Seller to do the courtesy call and gives the buyer's agent any other information that they may need (pet in crate in laundry room, for
example) and voila the showing is scheduled.
Another thing I like is that CSS automatically emails out a request for feedback. They also log phone numbers, including cell phones, for these agents so I can call for feedback and them type it into the system. Lastly, I can either provide a login to the Sellers to review the listing themselves, or I can generate a report to email to them keeping them abreast of the feedback on their house. I think this is a great product and the best of all that I've tried.

It is the best feature I have found in real estate Really save the office admin., duty agent and listing agent many hours. Plus I sent mine up for the owner to check their showings anytime. The company is Centeralized Showings and they are 35 per listing, not broker office set up fee.
