Buyer's Agent vs Seller's agent

I'm currious how do we define the difference between a Buyer's Agent and a Seller's Agent?  Is there really a difference and if so what is the difference when it comes to duty as representatives and non-representatives to the general public?  Can we actually not represent anybody or everybody at the same time and place?  How do you serve or not serve opposing parties in the same time frame?

As a Realtor since the late 70s I've witnessed a lot of changes in how we conduct business practices from MLS Books in the hands of the "Professionals Only" (Realtors) to the free for all distribution over the Internet via IDX to anybody who has access licensed or not!  Until we can define ourselves openly and honestly the consumer is always going to misunderstand our motives to serve their best interest.  I'm just curious I would like to know what others actually think about how we conduct ourselves.  Could it be we who are creating this sudden down turn in Real Estate or is it really just the Financial Markets that created all this through Greed Motivation.  Isn't that what we are told?
