Want More Money? Resist The Temptation. |
You are sitting with a real estate agent who has just toured your home and is now telling you he can sell your house for 25% more than the agent yesterday recommended. I am the agent you spoke with yesterday and I want you to know that I can get you more money than they can.
The principle is fairly easy to understand in today’s market and sadly the examples are tales of woe for sellers. I know that the price I recommended was lower than other agents will tell you, but the truth is I am right on the price that will get you the most money.

List with Agent X: So you couldn’t get past the numbers, I can’t say I blame you as I would like an extra $50K-100K too. The problem is that there are a large number of agents willing to do anything to get your business. Once they do they can brag to other sellers about how many homes they have listed. So now your home is sitting on the market, not really being shown because buyers and Realtors alike know how your home compares to others on the market. After a month or two, Agent X says it may be time to reduce the price. This may go on for several months and finally your home is priced at the market value. A home that is priced right is the perfect scenario, but now buyers are looking at another statistic: Days on the Market. I can not tell you haw many buyers I have had say “oh, that has been on the market a long time, there must be something wrong with it.” In the end a buyer will offer less as they feel there is a deal to be made after all this time and you are lower than market value when you finally do sell.
List with Me: I will price your home at market value and hit the ground running; calling everyone I know to tell them about how this house is a great deal that won’t last long. Buyers are looking for deals and, like on eBay, get so excited about them that they have to have this deal. You just saved money that you would have spent maintaining your home for the months it was just sitting idly. You may even get a better price in the end.
Moral of the story: If it sounds too good to be true it probably is. I only have a handful of listings because we SELL ours. I know other agents have tons of listings but on our island if you have that many it is because you can not sell them. If you call the company that SELLS the most and they are lower, you may want to reconsider the price you will pay chasing those few extra dollars.
