Condo Fees: Oh My!!!

Time and time again I hear buyers balk when they hear about the monthly condo fees.  I will say that with an exception or two, Pine Island has not had the problem with current residents defaulting and burdening the remaining owners with special assessments that raise the monthly fees through the roof.  

One of the nicest complexes in Bokeelia, Florida has a monthly condo fee of around $400 a month.  You can currently buy one of these units for $229K-$349K depending on the view that you would like.  Now, I know that this may sound steep but let’s look at the numbers.

 

Let’s say you were to purchase a Pine Island single family home on the water for $320K.  You then need to start thinking about things like insurance, lawn maintenance, home maintenance, water, etc…  With a condo you have insurance paid for you by the association.  You can add extra insurance that is about the equivalent of renters insurance.  The buildings are always well maintained with painting, pressure washing, new roofs when required and so on.  Your water bill is included and you will have a lawn that lets you know you live in a tropical paradise without any work on your part.

 

I don’t know about you but I think the fact that you get all of these things done at a low cost of $400 a month is reason to be shocked.  Shocked that you ever thought it was high in the first place.  The fact of the matter is that it will cost you no more than a waterfront home and you will not have to put forth the effort to coordinate all these services while you are away.

 

Come buy a condo on Pine Island Florida and see how nice worry free paradise can be.
