Add it all up and you get another Flat Fee charge:

· $2088. – If your home sells for $300,000.
· $2588. – If your home sells for $400,000.

What is the Multiple Listing Service and why is it important and how does the information get on other sites?
The Multiple Listing Service (MLS) is an extensive database of information on real estate properties (homes, vacant land, light commercial) listed by real estate agents thru their brokers. The ability to place properties in the MLS is only available exclusively to the members of the MLS, and with opting into the MLS with this information you agree to have the information IDX'ed to thousands of web sites.
Internet Listing Display (ILD) - Is a set of rules put forth by the National Association of Realtors that regulate how homes and properties can be displayed on Web sites. The ILD policy consolidates and replaces both the Virtual Office Website (VOW) and Internet Data Exchange (IDX) policies to create one set of rules.
Who uses IDX to offer content on their sites?
Sites like Realtor.com, Top Newspaper web sites across the U.S., TV Station web sites all the big brand name Real Estate Companies web sites, the millions of Real Estate Agent web sites, HouseValues.com, Google, Yahoo, MSN etc, etc, etc..., which stated simply means your home will be seen by buyers.
To understand how the process works, when a client contacts a REALTOR® regarding the purchase of a home, the REALTOR® will search the MLS for properties meeting their criteria. If a REALTOR® brings a buyer for your house, you will only pay a 3% commission of the sales price and never a listing commission. (Or whatever commission you are offering as stated in the MLS, with the 3% savings over traditional real estate companies, you can offer more giving you an edge over the home down the street.)
