Here's the small print:

Orlando Home Store needs to be your only broker/realtor®/representative working for you from the beginning of your home buying search to the closing of your home, no exceptions. The home you are purchasing needs to co-broke 2.5% or more to qualify (not a problem as the majority listed fit this criteria), rebate will be given back as a buyer concession at closing, no closing (clear title passes from seller to buyer) no rebate. All parties will be made aware of this concession when offer is made for purchase of their home, this is required.
