How to buy a house -- Correcting Your Credit Report Before you buy a home, request a copy of your credit report, check it carefully for errors, out of date information, and items that are misleading. Errors are not at all uncommon on credit reports, so do not assume that yours is correct without completely checking it over. If you have identified any items on your credit report that you believe are out of date or wrong, you have the right to dispute them under the Fair Credit Reporting Act. You are permitted to dispute any items you reasonably believe to be wrong or incomplete. To dispute an item, you need to send a letter to all the credit bureaus, via certified mail. It is best to not dispute more than three items in on letter. If you wish to dispute more then three items, use separate letters for each group of three. A long list of disputes can indicate to the agency that you are not serious and are disputing everything just to make trouble. The agency has 30 days to contact you after receiving your letter in most states (Colorado, Connecticut, and Massachusetts the agency has five days to investigate and in Maine and Maryland it must so within ten days. Louisiana allows the agency to have 45 days.) When you send your letter or form, be sure to include any copies of documents that support your argument. There is no cost to you at all to dispute your credit report. This is your legal right, so do not afraid to exercise it! If you do not hear back from the agency within thirty days, send a Second Request. Once the agency receives your request, it has thirty days to reinvestigate the items that you are disputing. If you provide the agency with the information about the item, then the agency has fifteen extra days to investigate, a total of 45 days. The agency is required to contact the creditor whose item you are disputing and consider information and documentation from you. Once all the facts have been reviewed, the agency must: Give you the results of the reinvestigation within five days of the completion.  Remove the item you are disputing if you are correct or it is unverifiable (most creditors destroy records after 25 months, so it is very possible that the item you are disputing can no longer be verified).  Endure that an item that was corrected does not incorrectly reappear in your report.  Provide you with a copy of your credit report. If the agency determines that the item you are disputing is correct and that you are wrong, then it will remain on the report. If your report is corrected, the agency must send a copy of the corrected reports to any creditors who have requested your report in the last year and to any employer who has requested it in the last two years.Keep Good Credit CleanHow can you make sure that your credit report is painting a positive picture of you? Just follow these simple rules fro establishing good credit and ensuring that you are a good credit risk. Rule1: Pay your bills on timeIt sounds simple, but we all know how life’s curve balls can make things difficult. That’s why it’s important to learn how to manage your money wisely.Rule 2: Avoid having too much debtYou can accomplish this by reducing the number of credit cards you have and keeping your balances low. A good rule of thumb is to have only one or two major credit cards and use them for emergencies only. If you must charge something, make sure you can pay if off at the end of each month.Rule 3: Limit the number inquiries into your credit and don’t open several new accounts at onceToo many inquiries in a short period of time may be seen as an indication that you are actively seeking credit, perhaps because of financial problems or desperation. In the same way, opening several new accounts at the same time may also be interpreted as having financial trouble. To avoid this perception, be selective when you shop around for credit. Limit the number of inquiries by creditors and keep your credit accounts to a minimum. Rule 4: Check up on your credit report at least once a yearEven if you have been careful to follow all the rules and pay your bills on time, there may be incorrect or outdated information on your credit report, contact one or more the reporting agencies listed below to obtain a copy. Verify that the errors were corrected and have not reappeared. If it has reappeared (and this has happened), send a letter indicating this to the credit-reporting agency and detail the history of this matter.Follow up Dispute If the credit agency determines that it believes an item you are disputing is in fact correct, it will not remove the item. If you still believe that the item is wrong, there are further steps that you can take to attempt to have it removed. First, contact the creditor the item is from. Do so in writing, using Follow up dispute letter. Send this letter to the customer service department. You can also send this letter to the director of marketing and go to the president or CEO of the company if you wish. Send a copy of the letter to the credit-reporting agency as well. You are not asking a favor of the creditor, you are demanding that they follow the Fair Credit Reporting Act (FCRA), which requires them to provide credit-reporting agencies with the correct information when it is brought to their attention that they have reported incorrect information. Insist that the law be followed. Get any correction from the creditor in writing and send it yourself to the credit-reporting agency. Don not rely on the creditor to send this information in, If the creditor is not willing to discuss or deal with your problem, then you should contact the credit-reporting agency and ask that they handle this dispute. They ha e a customer service department that is paid to assist consumers in resolving disputes. If you still get nowhere, you need to hire an attorney to bring a lawsuit.If you are disputing a listing on your credit report of a judgment against you that you have paid in full, you will need to obtain a discharge of the judgment from the creditor who sued you. Use the Letter Requesting Discharge, and mail it to the creditor. Once you received the discharge, file it with your court case was decided in and also send a copy of it to the credit reporting agency and request that they remove the judgment from your report.Sample Credit Dispute LetterCredit Bureau NameAddressDear Credit Bureau,This letter is a formal complaint that you are reporting inaccurate and incomplete credit information.I am distressed that you have included the below information in my credit profile and have failed to maintain reasonable procedures in your operations to assure maximum possible accuracy in the credit you publish.Credit reporting laws ensure that bureaus report only 100% accurate credit information. Every step must be taken to assure the information reported is completely accurate and correct.The following information therefore needs to be reinvestigated. I respectfully request to be provided proof that these inquiries were in fact authorized with an instrument bearing my signature, and for legitimate business purposes. Failing that, the unauthorized inquiry must be deleted from the report as soon as possible. Creditor Agency and Account NumberThe listed inquiry was without authorization, and for no legitimate business purposes. As such, it is a very serious error in reporting. Please delete this misleading information, and supply a corrected credit profile to all creditors who have received a copy within the last 6 months, or the last 2 years for employment purposes. Additionally, please provide the name, address, and telephone number of each credit grantor or to her subscriber.Under federal law, you have 30 days to complete your reinvestigation. Be advised that the description of the procedure used to determine the accuracy and completeness of the information is hereby requested as well, to be provided within 15 days of the completion of your reinvestigation.Sincerely, Your SignatureYour NameYour Social Security NumberFollow up Dispute LetterCredit Bureau NameAddressRE: Dispute Letter of (Date)Dear Credit Bureau,This letter is a formal notice that you have failed to respond in a timely manner to my dispute letter of (Date), deposited by registered mail with the Post office on that date.As you are well aware, federal law requires you to respond within 30 days, yet you have failed to respond. Failure to comply with these federal regulations by credit reporting agencies are investigated by the Federal Trade Commission (see 15 USC 41, et esq). I am maintaining a careful record of my communications with you on this matter, for the purposed of filing a complaint with the FTC should you continue in your non-compliance.Be aware that I am making a final goodwill attempt to have you clear up this matter. You have 15 days to cure.For your benefit, and as a gesture of my goodwill, I will restate my dispute. The following information needs to be verified and deleted from the report as soon as possible. Creditor Name and Account NumberThe listed item is completely inaccurate and incomplete, and is a very serious error in credit reporting. Please delete this misleading information, and supply a corrected credit profile to all creditors who have received a copy within the last 6 months, or the last 2 years for employment purposes. Additionally, please provide the name, address, and telephone number of each credit grantor or other subscriber.Under federal law, you had 30 days to complete your reinvestigation, yet you have failed to respond.
