How to get an Oklahoma Real Estate License
1. Be eighteen years of age or older.
A prospective licensee may complete educational requirements prior to meeting the age requirement, but will not be allowed to complete to state examination until the age requirement is met.
2. Be of good moral character.
If you have been convicted of any crime, or if charges are pending, or if you have unpaid (delinquent) child support or unpaid (delinquent) student loans or delinquent state income taxes, please check with the Oklahoma Real Estate Commission (OREC) before enrolling in a license course. The OREC will allow you to seek pre-approval prior to enrolling in a pre-license course.
3. Successfully complete an Oklahoma Real Estate Commission (OREC) approved course of study and criminal history check.
The present education requirement is ninety class room hours or its equivalent and a score of seventy-five percent or higher on the mandatory course exam. Courses are continually available from the Oklahoma Real Estate Academy at Coldwell Banker RaderGroup located at 8522 E. 61 St. S., Tulsa, Oklahoma, phone 918-388-8558 or e-mail engstrom@cbtulsa.com. Additional information is available at www.oklahomarealestateacademy.com.
4. Pass the state examination.
The state examination is presented daily (week days only, and no state holidays) at the OREC offices in Oklahoma City. No appointment is necessary, but you must present proof of successful completion of an approved license course. Please do not arrive for the examination after 1:00 pm. The OREC allows three hours for completion of the exam. The examination is presented via computer, but limited computer skills are sufficient to complete the examination. The examination consists of one hundred thirty multiple choice questions and requires a score of seventy-five percent or higher. The examination is typically scored immediately upon completion. The examination fee is sixty dollars. If an examinee fails to score the required score, the examinee may attempt the examination again immediately or within one year without updating their original application with the OREC, provided however there is no law or rule change which might alter examination requirements. Each examination attempt requires an additional fee of sixty dollars.
5. Order and receive license.
Upon scoring a passing grade on the state examination, a prospective licensee may order their license. To avoid an unnecessary delay in the issuance of their license, many examinees have completed job interviews and arranged a contingent association with a supervising broker prior to attempting the state examination. If there are no factors (previous license, criminal background, etc.) to delay or prevent the issuance of the license, a prospective licensee may expect their new license to be issued in about ten days. If the license is issued on active status, the license certificate will be mailed to the licensees supervising broker. There is an online searchable database that is updated daily for active licenses. It is located at http://orec.ok.gov. If the license is issued on inactive status, the license will be mailed to the licensee. A new licensee may begin licensable activities when their numbered license certificate is issued on active status.
