    Instructor John Knox added these "extras" in a previous Environmental Issues class:

  • Per OREC as of July 1, 1995
    Defect means a condition, malfunction or problem that would have a materially adverse effect on the monetary value of the property, or that would impair the health or safety of future occupants of the property.
    • The Oklahoma Board of Health has approved the Rules and Regulations governing the home inspection industry as of July 1, 2003. The approved definition of "defect" is as follows:

      Defect means a condition, malfunction or problem, which is not decorative, that would have a materially adverse effect on the value of a system or component, or would impair the health or safety of the occupants or client.

      Normal working order means the system or component functions without defect for the primary purpose and manner for which it was installed.

    Instructor Mickey Shannon brought up these "extras" in a previous Financing Techniques course:

    A recent amendment to the FCRA (Fair Credit Reporting Act) allows for each consumer to receive a free credit report once per year. In order to ease the burden to credit repositories, states were phased in over a nine-month period, beginning on the East Coast and moving to the East. Beginning June 1, residents of Oklahoma may request a free credit report. You can make your request at www.AnnualCreditReport.com.
