Ocean City's growing year-round population and superb quality of life ensures you that your real estate purchase is a wise investment. And while the current real estate market nationwide is in flux and affected by the challenges of an ever-changing economy. This is a great time for many to purchase. Because as the prices tend to lower or correct themselves, the market has since become a Buyer's Market - making this a great time for first-time home owners and creating opportunities for real estate investors as well.
The greater Ocean City area offers a diverse selection of housing options including single family homes in established neighborhoods, townhomes, mid-rises apartments, high-rises condominiums and modular homes. Several of our residences enjoy ocean or bay views - some even offer both. New development and redevelopment also steadily continues in Worcester County and specifically in Ocean City. New developments include luxury condo buildings, luxury townhome communities, golf course communities, active adult communities, multi-family communities and traditional single family home neighborhoods. A dominant trend in our local market is the move up to quality and luxury in new housing.
OCEAN CITY NEIGHBORHOODS
Downtown: South 2nd St (The Inlet) - 28th St
As the hub of activity during the summer, downtown still has the aura of an old seaside town. The Boardwalk runs south-north along the oceanfront from South 2nd Street to 27th Street. Most downtown residences arc of a smaller scale and situated on smaller city blocks than the rest of Ocean City. Ocean City beach is at its widest point downtown. This is certainly the most popular beach during the summer. Downtown residential communities include Harbour Island, Mallard Island and Bayshore Estates. This area also includes the Ocean City Life-Saving Station Museum, Sunset Park and Dorchester Beach Volleyball Park.
Midtown Ocean City: 29th St - 90th St
Midtown Ocean City offers a wonderful central location. Coastal Highway runs the length of midtown and is lined with stores, restaurants, nightclubs, surf shops and miniature golf. There are also more mid-rises and high-rise condos and hotels which are situated on slightly larger city blocks than downtown. In the summer, midtown usually enjoys a less crowded, more family-friendly beach than downtown. The Midtown area includes residential communities such as Sunset Island and Bayside Keys. This area also includes the Convention Center and Ocean City Tennis Center.

North Ocean City: 91st St - 146th St
As you drive further north on Coastal Highway, the scenery changes as the buildings soar in size - with high-rise condominiums and deluxe hotels. This is a quieter destination with more year-round residents and neighborhood streets. Many other restaurants, bars and local eateries remain open year-round. There are also more shopping centers and larger chain grocery stores. Although much less crowded than downtown in the summer, the North Ocean City beach isshorter in width and tends to become more crowded in front of high-rises and larger condominiums. The North Ocean City area includes residential communities such as Little Salisbury. Montego Bay. Caine Keys and Caine Woods. This area also includes Little Salisbury Park, Dog Playground. Art League, Library, Ocean Plaza Mall, Gold Coast Mall, Jamestown Park, Northside Park. Gorman Park. Fiesta Park and North Surf Park.
