Stinky listings?

I'm sure you are thinking what is she going to comment about here?  You know what I am talking about...the listing that LOOKS great but smells awful. The second your buyer walks across the threshold, they sort of glaze over and breathe differently. The look now means less than it did before. The funny thing is you might not even get them to admit what it was about the home that didn't DO it for them even though it was the home for them.

Often it isn't just one thing that adds to the smell of a home. There's dog and cat smells, smoking, cooking, mold and so many times just plain old people smell. Then there is the place that has toomany smells all competing with each other. Candles, sprays, dryer sheets,cleaning chemicals, perfumes and more.

What smells clean to you? Laundry on the line? After a rain? The air in the mountains? Being by the water? See, if you think about it, clean is fresh!

When I walk in a listing and I see a lot of plug in type devices, especially if the home is empty and these are the only things in the place, it worries me that the smell they are trying to cover up is mold or musty odors. Make a mental note on that as a real estate professional.

I'm going to give a perfect example of that. I looked at a home that was a re-do. Nice work on the owners part. Tastefully done. When I walked thru the home, completely empty by the way, I got to the farthest room and there was an almost empty plug in. It piqued my interst and I started to look around hard. The paint was a soft greyish green. But in one wall of that room, the mold growth was starting to grow thru the wallboard. Just a faint area of discoloration but there nonetheless. These are things to look for. If your wary, hire a professional.

Now for all the other smells I addressed, mold not being one of them, I will suggest an air purifiation unit. I had a friend that had 2 dogs, very sweet but they were naughty dogs and had gone inside several times after one marking on the carpet.  The carpet was at the doorway entry and I would watch as people came across her doorway. They would take a sniff and smile. Asking what it was she cleaned with, she would ask why? They always replied, because your house smells so clean and fresh. This is while they are standing on pee central. Yes she sold the house in a day disclosing the carpet needed to go!
