Writing Craigslist Ads that Get Results

How to Write Online Classifieds that Get Results!

There are lots of places to spend your time when it comes to marketing and once place that is worth your while is creating online classified ads for Craigslist.com, Backpage.com and others.

There is a big difference however between an ad that represents the information and one that captures contact information and leads.

When you write an online classified ad it is important to make sure that you include more than just the listing information in the ad itself.

It is important that you include the "Search All Homes" link, "Sign Up for Auto Email Listings" link and a "CMA request" link in addition to the link back to the listing.

You can capture many more leads from your online classified ads if you get these links in your ads.

Remember that getting traffic to a website or an online classified is only half the battle - the more important component is CONVERTING TRAFFIC INTO LEADS.

Most real estate websites do a poor job converting traffic.  I know when I bought my first couple of websites I would look and see I was getting traffic, but could not figure out why I was not getting any leads.

Mainly because I did not understand how to format a website for conversion.

In addition to getting those links in your classified ads, other keys for getting ads to rank in search engines include creating a good title line in the ad and also in the page content.

One example may be

Tallahassee Real Estate for Sale | 3 Bedroom 2 Bath in Killearn Estates

The same type of headline should be included in the top of the ad text.

The title lines and head lines are important places to add keywords you want to rank in the search engines like "real estate for sale" and "homes for sale" are two of the best keywords. "Condos for sale" and "townhomes for sale" are also good depending on the type of property you are selling.

In addition to setting up the ad title and headline with keywords it also helps if you can add a paragraph of text about the community at the bottom of the ad.

The description needs only be a paragraph or two and it helps by adding some additional content for the area the home is selling in.

Also when adding photos to the ad make sure the photos you ad are named after keywords.

Example photo 1 file name:
"tallahassee_real_estate_for_sale_jpg_1"

"tallahassee_real_estate_for_sale_jpg_2"

By naming the photos after keywords you will also have a better chance of getting the ad to rank in the search engines, namely Google.

I am always happy to get traffic from Craiglist.com but when I place an online classified ad my goal is to create an ad that ranks in the search engines.

By getting online classifieds to rank in Google you can really start generating some good FREE traffic without doing pay-per-click.

The more online classifieds you create the better, so if you do not have listings ask your firends or broker if you can advertise some of their inventory.

The goal is to not only get traffic, but to convert the traffic into leads, so make sure you include the "Search All Homes" and other links to help capture contact information.

There is a free website that will make creating classifieds easy at
www.free-online-html-editor.com

Online classifieds are a great way to generate extra traffic and sales online and once the ads are created all you have to do is repost them - and not re-create them.

Best wishes to your success!

Sean,

Good Article! It wasn't until about 6 months ago, we started putting our listings on Craigslist! I can't believe how effective it has been. Your article has some great points on what to include, and I'm going to try them out myself. Good Luck, and Take Care!
