Powell Property Values Going UP?

Zillow says the values in Powell went up in the 4th Quarter of 2008.

Assuming Zillow is talking the Powell Corporation (City of Powell) not the mailing address Powell 43065... from the 2-15-2008 Discover Columbus entry here...

Sunbury + 9.7%

Remember Zillow measures the values of all homes... not just the homes for sale or sold...and Zillow measures all homes (not just condo and single family)

Confusing.  I hope Zillow's crystal ball is correct and the value of porperties in Powell are increasing.

The Zillow  info came from the Zillow call I listened to a few weeks back.  The statistics in the table are from TrendGraphix.  Real Living HER is the only company in Central Ohio with access to TrendGraphix.  The numbers come from the Columbus Board of Realtors MLS.

Zillow & Real Living Kiss & Make Up?

kiss lips Real Living had ads on Zillow.com on Day one...   not property ads.  Zillow did not have listings on their site when they first opened up shop.  Zillow had Zestimates...  an AVM...  They Real Living ads were ads for Real Living franchises.

Day one was February 8, 2006... the day Zillow was born.

In September 2006 Real Living added the Zillow Zestimates to the Real Living site and the regional sites, for example in Central Ohio we are Real Living HER. 

Realty Times (a real estate industry publication)  about Real Living adding Zestimates to the company websites:

"(Columbus, OH - September 21, 2006) - Real Living Inc, the nation's fourth-largest residential real estate firm, announced today that it is the first national franchisor to incorporate data and home valuations from Zillow. This will provide home buyers and sellers access to Zillow's free online data and Zestimate™ valuations on 68 million homes in America."

Real Living’s Take on Zillow  on September 22, 2006 - from the Future of Real Estate Marketing Joel Burslem wrote of Real Living using Zillows Zestimates on the Real Living websites:

"I love how they’ve successfully tapped into the whole controversy around the accuracy of Zillow’s data, used it as a teaser and then successfully paired it with a call to action, in order to capture the lead.

Real Living Zillowed   Oct. 2, 2006   - me relieved that it was smart.. in fact "Brilliant>"

Loves Z Loves Z not...  December 8, 2006 - me just a couple of months later...  Real Living reacted to Zillow becoming a listing site by removing the Zestimates...

Wolves in Sheep's Clothing - Tuesday, August 14, 2007  Chris Svec of Real Living Franchises, after Inman Connect...   last summer... He heard from David G. from Zillow.  I posted an entry about this on my other blog yesterday and heard from David G. real quick!

The Future of Real Estate Marketing wrote recently that Zillow has plateaued and that Trulia  is growing...

A Columbus Best Blog 2006 Review before we get too far into 2007.... My blogging year on 'Columbus Best Blog', a RealTown Blog now named 'Discover Columbus'  was heavily influenced by Sellsius Blog naming me a Top 10 Women Real Estate Blogger 2006 along with Bonnie Erickson,  Joeann Fossland , Christine Forgione, Maggie Knowles, Ardell DellaLoggia, Marlow Harris, Claudia Wicks, Alma Dizon,  and Fran Bailey.

Maureen Francis is using the Julian calander as her excuse that she just did her 2006 review of her Michigan real estate blog.. MI Oakland County ...I could wait a few weeks and use the Chinese calendar too.. I just never thougth of doing a retrospective of my blog until Mo In MI did one.

'Columbus Best Blog'  had a year that was influenced by Sellsius° Blog, Zillow, Columbus restaurants and food, and other real estate bloggers around the country....

The quote   "a fun, voyeuristic tool" is a description of Zillow.com from a staffer at Trulia.com

Trulia.com is a real estate search engine.  The December 2006 Realtor Magazine Online has a list of 15 non REALTOR® people who have had the most impact on real estate in 2006... Trulia.com co-founders Sami Inkinen and Pete Flint are on that list...

Zillow was not a real estate search engine then... May 2006.  Zillow was not a real estate search engine when I started a poll of real estate search engines a couple of months ago.  Zillow was not a real estate search engine when a representative from Zillow was at the Real Estate Industry Summit in Columbus Ohio in late October.   

According to a December 7, blog entry on The Real Estate Economy  "Zillow is an ad-driven content site designed for buyers and nosey neighbors, or in the words of a Trulia staffer"...  "a fun, voyeuristic tool."   That day... Zillow became a real estate search engine.

Best Search for local Homes

They've messed up my ongoing poll re: what  poll local (Central Ohio people) use to search for homes....  in Central Ohio.   

I believe from comments on the entry where the poll was posted,  the "Others" in the poll results are real estate bloggers and geeks from elsewhere who think their search is the latest thing since sliced bread.  Who in Columbus Ohio cares about a search in the UK or Utah for that matter?  It may be fun and voyueristic to look at homes there... but if you are looking for homes in Central Ohio, you can search via, HERRealLiving.com, KingThompson.com, Realtor.com, Trulia.com, Oodle.com, Propsmart.com other local companies websites and now Zillow.... although there is not a lot there yet. 

I'll have to redo my poll to include the other search engines that Central Ohioans use to look at Central Ohio homes.
