Worthington Area - 2007 home sales

There were 404 single family home sales closed in Worthington area (Worthington School district but not located in the city of Worthington or Riverlea ) in 2007.  These homes are in the city of Columbus or Perry or Sharon Township.  These homes are all in the Worthington School District.  The Worthington School District extends to the northern tip of Franklin County along routes 315 and state route 23 (High Street) and east to Interstate 71.   West of the Olentangy River, the school boundaries are more irregular.

2007 Worthington Area Single Family Home Sales:


List Prices ranged from $59,300 (really! a house in Mt. Air) to $675,000.

Closed Sales Prices ranged from $54,000  to $655,000.


The average closed real estate sales price for single family homes in $217,881.


On average, these homes sold for 97 % of their final list price.


Days on Market ranged from 1 to 632 days, with the average being 93 *days of market time.


This compares to 460 single family homes closed in 2006, with an average closed sales price of $229,469.

And

This compares to 546 single family homes closed in 2005, with an average closed sales price of $220,487.


The homes sold in 2007 were in neighborhoods in the city of Columbus and Perry and Sharon Townships including Worthington Hills, Maple Hill Retreat, Stilson Highlands, Bluffview, Olentangy Highlands, Olde Sawmille, Brookside Estates, Worthingtview,  Brookside Village, Worthington Highlands, Worthington Trace, Westworth Village, The Sanctuary, Lindsey Woods, Woods at the Joesphinum, Ravens Glen and others.

NIMBY Worthington

I understand last night's meeting of Worthington's Municipal Planning Commission(MPC)  went real long...until midnight because of theWalgreens proposal.  The proposed Walgreens store in front of the Radisson Hotel at 7007 N. High Street is almost in HER Real Living Worthington's  front yard. 

In  Yesterday's 'This Week Worthington'  newspaper,  staff writer Candy Brooks  forecasted a big turn out  based on the community participation at the  first  MPC hearing on the proposed Worthington Walgreens store in January.   


According to the article in This Week Worthington, the parking lot in front of the the Radisson would have to be rezoned to allow a Walgreens  or a similiar store.  


Worthington is a Columbus Ohio suburb.   North of Columbus along Rte. 23(HighStreet)  and inside I-270, Worthington is a short commute to downtown Columbus via I-71 or Route 315.  Founded in 1803 by settlers from New England, Worthington works hard to maintain it's distinctive look and atmosphere.

Riverlea Ohio

I'm not going to mention names but I am amazed when local people don't realize that Riverlea is not a Worthington neighborhood. I have shown homes in Riverlea, where the listing agent indicates Riverlea is a Worthington neighborhood. 

 

Riverlea Ohio is a separate village, a non charter village according to the official village website. Riverlea is a suburb of Columbus, just like Worthington, Upper Arlington, Grandview Heights, Dublin, Westerville, etc. The village of Riverlea has a mayor and a village council and an official website!

 

Riverlea is in the Worthington school district.  Riverlea is surrounded on three sides by Worthington.  The west side is bordered by the Olentangy River.

 

Wikipedia has an entry about Riverlea Ohio. 

 

 

The City of Worthington website has a page about Riverlea.  Maybe what confuses people is  Riverlea Ohio residents mailing address is Worthington Ohio, 43085.  Riverlea is small.  Eighteen streets according to The City of Worthington website.  I am stumped to come up with 18 street names...I know I tried once.

 

Big news in Riverlea in 2006 includes the OSU airport, a coyote  visiting the neighborhood via the river (watch  out for pets!), and this Saturday there will be an Easter Egg Hunt on Riverlea's pictureque Village Green. 
 

The official Riverlea website contains a history of the land and the village.
 
"The Village Council met for the first time on Monday night April 17, 1939. The Council met at the McConagha funeral home on High Street and it was thought that it would be some time before a permanent meeting place was settle upon. The Council still meets on Monday nights, and it still hasn't found a permanent home! " It seems they meet in council members homes now. 

 

Riverlea's homes were mostly built in the 1940's and 1950's. The architecture is a mix of styles and materials although there are a lot of stone homes.   Home improvements require permits:

 

"Home improvement be be approved by the Planning Commission."  

 

 

Riverlea has gorgeous lush green lawns, beautiful gardens and no sidewalks  but Riverlea is a walking community.  Or seems to be a community of walkers, walk the dog,  walk to Worthington shops and restaurants,  walk to parades and events in Worthington, walk for leisure. 

 

I sent a couple I met at an open house in Old Worthington to walk around Riverlea. After walking around the neighborhood they did not think Riverlea was for them but when they came back to look for homes she walked up to the first house we looked at in Riverlea and said 'this is the house."

Worthington Stats September 2005

Average sale price September 2005 in Worthington (City of Worthington ) was $263,570.  The highest sale price for a single family home was $585,000.  The lowest  sale price was $147,900.  This is from MLS, September 2005, single family homes.  There were 17 sales in the month of September.

 

Statistics for homes in the Worthington School district (but not in the City of Worthington) are

Average sale price September 2005 was  $205,560.  The highest sale price for a single family home was $373,500.   The lowest  sale price was  $125,000.   

 

The area that is Worthington Schools but is not in the City of Worthington includes homes in the City of Columbus and Perry and Sharon Townships including neighborhoods such as: Squirrel Hill, Worthington Run, Brookside Estates, Summerwood,   Smokey Row Estates, Western Hills, Smokey  Ridge Estates,  Smoky Mill Estates, Woodbridge Green, Olde Sawmill, Worthingview, Worthington Green, Olentangy Highlands,  Worthington Hills,   Old Woods, Stilson Highlands, Worthington Woods,  Worthington Park Place, Westworth Village,   Worthington Village, Worthington Crossing, Deer Creek and  Christopher  Woods.  There were 47 homes sold in September 2005 in Worthington Schools (but not in the city of Worthington.) 

 

The average home in both the city of Worthington and in the Worthington School District sold within two percent of the list price during the period.
