A great map tool that shows the area covered by the 43085 ZIP codes is on ZIP Code MAP

You will have to feed in the 43085 ZIP code to the 'Key Zip' box at the top to see the map of 43085 and the surrounding Central Ohio  ZIP codes.  I don't see a way of linking to a ZIP code map from the site or embedding a ZIP code map for 43085.  The mapping website say of ZIP codes:

"The USPS considers zip codes to be delivery routes instead of areas. There may be differences between this depiction and actual zip code mailing address."

"Zone Improvement Plan" is what ZIP code means. A ZIP code is not an area, it is a route... a mail route.

OR

Worthington Ohio

OR

Sharon Township

OR

Village of  Riverlea

OR 

At one point I thought some of Perry Township was in the 43085 ZIP code... Properties just a smidge northwest of this property are in Sharon Township.

Perry Township ? residences in the Worthington School District may be in 43235 ZIP code only now since ZIP codes change,  properties are annexed.

Does it matter what ZIP code a house is in? Not that much in Central Ohio... your residence can be in the city of Columbus, in the Worthington School District and have a Westerville mailing address easily.

Does it matter what municipality you live in? Very much so for services, trash, police, fire, etc.

Almost all.... but not all of the 43085 ZIP code is also in the Worthington School District... Not all of the Worthington School District is in the 43085 ZIP code.

Worthington Forest Condominiums on the south east end of the 43085 ZIP code is in the Columbus School District. Theoretically there could be more residences along the edge of the 43085 ZIP code that are in other school districts...

Links to other Central Ohio Public School Districts

The Franklin County Auditors site gives what school district and municipality each residence in Central Ohio is located in. Better to check that than make assumptions based on a mailing address or ZIP code.

And can ZIP codes change? You betcha!

OK I want to be the mayor of Columbus Ohio 43085! (it is not exclusive... we may find 500 local Realtors all want to be the mayor of Columbus 43085....)

The communities in the 43085 ZIP code? Worthington, Columbus and Sharon Township...  Is any of Perry Township in 43085?   I know it used to be... before the 43085 ZIP code was split off to the 43235 ZIP code.

Harvey Minton is the mayor of Worthington Ohio. 
Mary Jo is the mayor of the Village of Riverlea.  Nice lady I've met her a couple of times.
Sharon Township does not have a mayor....
The part of Columbus is in the 43085 ZIP code is of  course governed (do mayors govern?) by Michael Coleman just like 43235, 43229, 43214, 43202...and the rest of the ZIP codes in Columbus or the parts of those ZIP codes that are in the city of Columbus.

Just by putting up a page on Squidoo for Columbus Ohio 43085, I was assured that I would become the mayor.  No campaign promises required.

What's on the page?  Weather.  Blue Jackets, my favorite place for lunch (not in 43085 but close...It's a Mexican restaurant... surprised?) Not much really now that I think about it. I added some links to cities, townships, schools.

There are some stats... and graphs.  A pretty pie chart.  I love pie charts....  I am not sure how much stats by ZIP code really mean in some cases but they are all the rage right now!

On Seth Godin (marketing guru)'s blog he wrote last week real estate agents should either get out of the business or get a page on Squidoo... become the mayor of their town... er ZIP code.   Thanks to Tina of GreenBuckeye for forwarding me the post...  hmm was Tina recommending I throw in the towel?  Or get a Squidoo lens?  I will have to dedicate my Columbus OH 43085 lens to Tina of Green Buckeye!  I had published  the page already actually.... based on the promise of mayorhood.

This Week Worthigton  has more on it in the February 14, 2008 issue. In 'Davis asks for new trial in shooting case' staff writer Candy Brooks of This Week Community Newspapers says:

" Allen S. Davis, serving 19 years in prison for firing shots at teen girls who had been "ghosting" at his Worthington home in 2006, has asked for a new day in court."

"At the time of the offense, this severe mental disease caused him not to know the wrongfulness of the acts charged."  the court psychologist said of Davis.

Columbus on Zillow's Zindex

Tuesday I listened to a conference call about 4th Quarter Home Values from Zillow.  Dr. Stan Humphries (Humphries is ”Zillow’s chief Zestimator” according to a post about the conference call on ActiveRain.  The press release refers to Humphries as “Zillow vice president of data and analytics.”)  Humphries ran through a lot of numbers and a lot of slides on the Zillow site…

A Zestimate is a homes value.  Those Zestimates make up a Zindex.

Zillow 4th Quarter Report

“Home Values Continued Decline in Fourth Quarter, Leaving Approximately One in Three New Homeowners With Negative Equity”

If you look at the national map…(on the Zillow site in the report) there are diamonds in various colors  to represent the increase and decrease in value by market (MSA.) The red color is the highest appreciation in value and the darkest blue is the most depreciation in value of homes in the market.

On the national map, Central Ohio (Columbus) is a yellow diamond meaning the value is even, unchanged. A number California and Florida communities have values that have declined, lots of blue, deep, deep blue in California and Florida.  Nationally there are not a lot of red area,  Junction City Colorado, a market in western New York state, a market in Oklahoma. 

Zoom in closer to home in Ohio and you can see Central Ohio cities, Delaware, Dublin, Gahanna, Galena, Powell, Sunbury, Upper Arlington, Westerville, Worthington…

The diamonds are red (good, value up) to Navy (bad value down) on the map. I have tried to replicate that in the list below... my apologies that it makes it hard to read in the yellow range... 

The Red of this spectrum Home Values are Up 9%+   Hot?

Powell + 11.6%
Sunbury + 9.7%

A Reddish Orange ....Tangerine Home Values are Up 4% to 8%

Galena +4.3%
Delaware +5.5%
Westerville +4.9%

The Color of OJ or Squash....
Home Values are Up 1% to 3%

Grove City + 2.3%

Yellow Home Values are Unchanged 

Upper Arlington +.1
Worthington -.2
Gahanna -.8

If you can't read the yellow... Home Values are Unchanged.  Homes in the market are virtually unchanged.


Chartreuse Home Values are Down 1% to 2 %

Columbus -1.2%
Dublin - 1.7 %


Green Home Values are Down 5%-6%

New Albany -4.1%

Aqua Home Values are Down 7 to 9%

No Central Ohio
Turquoise* Home Values are Down 7% to 9%

Reynoldsburg - 7.1%

Blue Home Values are Down 10% to 12%

No Central Ohio

Bluer Home Values are Down 13% to 16%

No Central Ohio

Bluer than Blue Home Values are Down 16-19%

No Central Ohio

The Deepest Darkest Navy Blue - Home Values are Down 20% +

No Central Ohio

If you can't read the yellow... Home Values are Unchanged. 

Zillow's Zindex is the value of all homes in a market... not just those that have sold.
