Franklin County Home Sales

Franklin County Ohio Home Sales and Inventory through August 2006.

Inventory of homes for sale is higher than July 2006 but so were August sales so there is only 7.8 months of inventory on hand based on sold properties! There was 8.7 months of inventory at the end of July.

It's a great time for buyers to buy, lots of homes to choose from and the interest rates are still historically low.    

Days on market is down a couple of day, from 91 at the end of July to 89.  Homes are still selling within 97% of list price so homes have to be priced to sell.  Sellers who take the attitude  "let them make an offer" are doing themselves a disservice in this market.

2443 properties (single family homes and condominiums) were on  the market at the end of July 2006, in Delaware County.

234 Delaware county properties (single family homes and condominiums) closed in July 2006. 

There is a 10.4 month supply of homes based on the number of homes sold in July, 14.6 based on those that went in contract (pended) in July 2006.   The average days on market is up to 111 days, 12 days longer than at the end of June 2006.   111 days is 10 days longer than the average days on market for the same period in 2005. 

Delaware County properties are still selling within 97% of list price, which means your home must be priced right if you want it to sell.

July 2006 inventory figures are out and graphed now. The dark green bars are sales, the light green bars are inventory.  There is a much larger, more readable graph below, along with a table of statistics for sales and inventory in the past 15 months.

There is a 9.2 months of  inventory of homes to sell in Central Ohio based on closed sales in July. 

There is a 10.4 month supply based on pended (in contract contingent, in contract non contingent) properties.

Average days on market is up 4 days from last month.

Average days on market is up 18 days from July 2005.  

Homes are selling within 97 % of list price..  You have to figure out what the market value of  your home is and price it right if you want to be one of the homes that will sell.

There is an 11 month supply based on pended (in contract contingent, in contract non contingent) properties.

Average days on market is up 5 days from last month.

Average days on market is up 16 days from July 2005.  

Homes are selling within 97% of list price.. look at the third row from the bottom, 98, 98,... 97, 97, 97. 97.  What does that mean?  You gotta set the price right!  Those that price their property within 3% of market value are selling.
