Powell Property Values Going UP?

Zillow says the values in Powell went up in the 4th Quarter of 2008.

Powell + 11.6%
Sunbury + 9.7%

Remember Zillow measures the values of all homes... not just the homes for sale or sold...and Zillow measures all homes (not just condo and single family)

Confusing.  I hope Zillow's crystal ball is correct and the value of porperties in Powell are increasing.

The Zillow  info came from the Zillow call I listened to a few weeks back.  The statistics in the table are from TrendGraphix.  Real Living HER is the only company in Central Ohio with access to TrendGraphix.  The numbers come from the Columbus Board of Realtors MLS.

Columbus on Zillow's Zindex

Tuesday I listened to a conference call about 4th Quarter Home Values from Zillow.  Dr. Stan Humphries (Humphries is ”Zillow’s chief Zestimator” according to a post about the conference call on ActiveRain.  The press release refers to Humphries as “Zillow vice president of data and analytics.”)  Humphries ran through a lot of numbers and a lot of slides on the Zillow site…

A Zestimate is a homes value.  Those Zestimates make up a Zindex.

Zillow 4th Quarter Report

“Home Values Continued Decline in Fourth Quarter, Leaving Approximately One in Three New Homeowners With Negative Equity”

If you look at the national map…(on the Zillow site in the report) there are diamonds in various colors  to represent the increase and decrease in value by market (MSA.) The red color is the highest appreciation in value and the darkest blue is the most depreciation in value of homes in the market.

On the national map, Central Ohio (Columbus) is a yellow diamond meaning the value is even, unchanged. A number California and Florida communities have values that have declined, lots of blue, deep, deep blue in California and Florida.  Nationally there are not a lot of red area,  Junction City Colorado, a market in western New York state, a market in Oklahoma. 

Zoom in closer to home in Ohio and you can see Central Ohio cities, Delaware, Dublin, Gahanna, Galena, Powell, Sunbury, Upper Arlington, Westerville, Worthington…

The diamonds are red (good, value up) to Navy (bad value down) on the map. I have tried to replicate that in the list below... my apologies that it makes it hard to read in the yellow range...

Yellow Home Values are Unchanged 

Upper Arlington +.1
Worthington -.2
Gahanna -.8

If you can't read the yellow... Home Values are Unchanged.  Homes in the market are virtually unchanged.


Chartreuse Home Values are Down 1% to 2 %

Columbus -1.2%
Dublin - 1.7 %


Green Home Values are Down 5%-6%

New Albany -4.1%

Aqua Home Values are Down 7 to 9%

No Central Ohio
Turquoise* Home Values are Down 7% to 9%

Reynoldsburg - 7.1%

Blue Home Values are Down 10% to 12%

No Central Ohio

Bluer Home Values are Down 13% to 16%

No Central Ohio

Bluer than Blue Home Values are Down 16-19%

No Central Ohio

The Deepest Darkest Navy Blue - Home Values are Down 20% +

No Central Ohio

If you can't read the yellow... Home Values are Unchanged. 

Zillow's Zindex is the value of all homes in a market... not just those that have sold.

Powell - 2007 Home Sales

There were 153 single family home sales closed in Powell in 2007.  Powell is a suburb of Columbus in southern Delaware County.  

2007 Powell Single Family Home Sales:

List Prices ranged from $85,900 (yes!) to $695,850.

Closed Sales Prices ranged from $79,900 to $675,000.


The average closed real estate sales price for single family homes in Powell was $371,983


On average, these homes sold for 96.9% of their final list price. 
 

Days on Market ranged from 1 to 712  days, with the average being 125* days of market time.


Average Sales Price per square foot was $ 122.24



This compares to 177 single family homes closed in 2006, with an average closed sales price of $365,794.

AND

This compares to 183 single family homes closed in 2005, with an average closed sales price of $356,280. 

The 2007 homes sales in Powell were in neighborhoods including:

Golf Village Estates, Chambers Glen, Deer Run, Golf Village, Rutherford Estates, Woods of Sawmill, Liberty Hills, Falcon Ridge, Grandshire, Olentangy Ridge, Lakes of Powell, Murphy's Park and Old Powell

Biggest Loser - Powell

I saw the first few episodes of TV show 'The Biggest Loser' but did not know one of the contestants was from Central Ohio until he'd been voted off the show. 

I believe tonight is the finale... I don't know which contestants it is down to.

Loking for info about Kinsale Golf and Fitness Club for someone else I found Phil, the contestant on the TV show is a member at Kinsale.  Biggest Loser Contestant Member at Kinsale  Reading about Phil in one of the local papers I could not place who he was from 'The Biggest Loser.'  Seeing Phil's picture on the Kinsale website I remember him now. 

Big guy? On the Red Team? 

I had to look at TV Guide... Episode 6:

"Losing Phil was a huge blow to the Red Team. I'm really surprised Bryan voted against him and not Amy, sending the vote into a tie and thus resulting in the Blue Team getting to decide who went home. And it was so obvious they would pick Phil. Although it wasn't that cool of Kim to clearly imply that Phil, Bryan and David vote off Amy while Amy was sitting right there, she was right. It was the same thing with Jerry — Phil had won every challenge for the Red Team and pulled in huge numbers. I know they considered his weight loss a threat, but how could they think they'll win any more challenges? In the meantime, Phil looked fantastic after losing another 46 pounds at home, bringing his total so far to 108. I can't wait to see the finale and see how much more weight everyone's lost. "
