Franklin County Inventory of Homes - Months

How long will it take to sell your Columbus home? It's a buyers market in Central Ohio so it may take awhile depending on how you price your home. "Priced to sell!" sometimes means the home is priced low for the market, or sometimes it means nothing.

Sometimes you hear about absorption rate, how long based on current sales will it take to absorb the inventory of homes on the market.

Is this accurate? Not really, it does not take into consideration homes that did not sell and homes that were relisted (the Columbus Board of Realtors multiple listing service does not add the archived history back in.)

Of course the time on market will vary greatly by neighborhood... location, location, location...and condition and amenities. And competition.

Franklin and Delaware County Market Reports

This is "greater Columbus area." It may be even greater than greater Columbus as far as many are concerned. This market report is for Frankling and Delaware Counties only. Those are the main counties I work in in Central Ohio.

These numbers include communities such as Columbus, Delaware, Dublin, Gahanna, Grandvioew Hights, Hilliard, Lewis Center, Minerva Park, Powell, New Albany, Riverlea, Sunbury, Upper Arlington, Westerville, Worthington and others. The graph and table are single family and condominium homes sales and inventory for the two counties for the past fifteen months through the end of September 2007.

Inventory is down slightly since the end of August 2007 and up from where we were at this time last year. It's a great time to buy a home in Greater Columbus! It's a buyers market.

Columbus is one of the most stable housing markets in the United States.

Franklin County real estate inventroy is up. Sales of homes and condominiums were down from a year earlier for the entire county. It is a buyers market over all in Franklin County. There is just over 11 months of inventory available based on closed sales through the month of September 2007. Columbus, Dublin, Gahanna, Grandview, Hilliard, Minerva Park, Riverlea, Upper Arlington Westerville and Worthington are some of the Franklin County communities included in the table below. The numbers include single family homes and condominiums.
