The Central Ohio homes for sale represented in the statistics above are spread out across Franklin, Delaware and Union Counties, the majority in Franklin County.  Homes in neighborhoods in the City of Dublin, the City of Columbus, Shawnee Hills, townships...Being a part of the City of Dublin School District is what these homes all have in common.  There's a big range of prices.

A small number of homes in the City of Dublin are NOT in the Dublin School District.  A few Dublin neighborhoods (in the City of Dublin) are in the Hilliard School District.

The homes this market report are in the City of Worthington and the Village of Riverlea. The Columbus Board of REALTORS® MLS (multiple listing service) lumps Riverlea in with the City of Worthington.  The market report does not include all the homes in the Worthington School District.   There is a separate market report for the Worthington area (the homes in the Worthington School District.)

Beware of falling home prices?

You'd think listening to the media nationally that prices of homes across the US are falling just like the prices at Wal Mart...  

Sometimes the local media picks up a national story and runs with it... the sky is falling, home prices are plummeting... other times local media reflects the true picture of the market in Central Ohio..

No prices are not falling in Central Ohio.  Risk of falling prices is low locally...   we rate right DOWN there at the bottom of the list nationally! Harley Rouda Jr. the CEO of Real Living forwarded us the latest PMI report yesterday.... he wrote:

"In many markets, the media hype predicting home price declines is just not based on the facts. "

The PMI Report - 3rd Quarter 2007 a PDF asks "What's a Normal Housing Market?"

See Page 7 of the report issued about the 3rd quarter 2007 for what cities have a high risk of housing prices falling. 

Page 11 of the PDF is my other favorite page of the report.  The map... California is red.  Some markets in Florida are red...   red is high risk...

2007 Home Sales - Central Ohio

2007 was the best year for buyers ever.... breaking news from the Columbus Board of Realtors about how homes sales in 2007 fared.

Low interest rates, good inventory.

"2007 best year on record for central Ohio home buyers"

"Interest rates, prices and inventory combined to make 2007 a memorable year for central Ohio home buyers according to the Columbus Board of REALTORS®."

That is from the Columbus Board of Realtors In Contract Magazine -December 2007 Home SalesThere's a table showing 2007 vs 2006 statistically in the artlcle linked here.

Less high priced homes sold in 2007, according to the President of the Columbus Board of Realtors, Greg Hrabcak. 

"we had 22 percent fewer homes sell in the $1 million dollar range. Homeowners resistance to drop the price as well as lenders? temporary aversion toward jumbo loans likely had impact here." 

and

"we saw 124 percent more homes sell for less than $30,000.  Many of these lower priced homes were purchased by investors who recognized just how favorable the 2007 housing market was and took full advantage of these conditions."
