Above are the new FHA loan limits for Franklin and Delaware Counties single family through four family.  The Current Base FHA Loan Limits became effective March 5, 2008.

Franklin County January 2008 TrendGraphix sales and inventory - market report 

Across the board, more inventory, average sales price and median price were down in January 2008 in comparison to January 2007.  It's a buyers market in Franklin County, with 13.9 months of inventory based on Januray 2008 home sales.

There were 818 properties sold in the month of December 2007 in  Franklin County. In comparison in December 2006 there were 1059 home sales. 

Inventory is up by 6% in comparison with December 2006.

Average sale price is down about $5,000 from December 2006.

Franklin County Market Report - November 2007

Franklin County 11-2007 and previous 14 months sales and inventory

There were 11482 Franklin County homes available for sale in November 2007 compared to 11075 in Novmeber 2006. 407 more homes an increase in inventory of about 3.7%. Inventory was down from October 2007.

There were 968 Franklin County Homes Sold in November 2007, 128 less than in November 2006, or almost 12% less.

There are 11.9 Months of Inventory based on Novmber's Closed Sales a year ago the estimate at the same time was 10.1 months based on sales.

The Average Active Price is 10,000 dollars higher in November 2007 than in November 2006.

The Average Sold Price is 7,000 in November 2007 than it was a year earlier

Sold Price to List Price Percentage Difference has varied between 96% and 97% for the past 15 months...
