Columbus Home Seller

Columbus OH 43224 months of inventory based on closed sales through 11-2007

A seller left a comment about her NE side Columbus home on this site on an entry about NW Columbus:

RE: Northwest Columbus - 2007 Home Sales

Written by: Bridgett
January 7th, 2008 5:54pm PST

My home has been on the market now for six months with nothing doing on a buyer in site.

____________  Columbus Ohio 43224 - on the market with ______  - if anyone reading is interested or know anyone looking.

It is a wonderful neighborhood right off of Morse Road - no more that five minutes from Easton.

I delete all the spam ads left here as comments too...

Nice try Bridgett.  All comments on this site are moderated. I remove all ads left here so  I deleted the comment.  I am sympathetic but I am not going to advertise a competitors listing for them.  Bridgett's  home is in the property search on this site, for any buyer who is looking for this type of home. The property is in the search on all Real Living HER sites.  Bridgett's home is probably on the majority of Central Ohio real estate websites, that's how real estate works. The information on the house is available to buyers looking for that kind of home.  The seller leaving the address as a comment on real estate blogs is NOT going to get the home sold in my humble opinion.

If anyone is interested in a home in a particular area at a particular price will find the homes on a real estate website, or their real estate agent will email the listing to them... they aren't going to find it in the comments on a website...and rush over to find it based on an address and a brokers name...

What buyers care about a home

The information that anyone looking for a home was missing from Bridgett's  comment anyway. The home is a three bedroom, bi level with a one car garage, according to the multiple listing service (MLS).  Her home is in a neighborhood just south of Morse Rd.  It was built in the early 1970's.   Pricewise... it's between $90,000 and $129,900.  I edited out the price realizing that anyone who really cares which seller is desparate enough to comment spam real estate blogs could find the house via the property search....

Of course buyers are not in sight...

The bad news for Bridgett, it's a buyers market!  Bridgett may be waiting a LOT longer than six months for her  home to sell based on the market.  Spamming a real estate blog with a property address is probably not going to get the home sold any quicker.  The graph at the top shows the estimated time to sell a home in the ZIP code and price range based on recent (only through November 2007) sales.

The scoop on the 43224 ZIP code

There are 102 properties for sale in the 43224 ZIP code priced between $90,000 and $129,900 at the end of November 2007... In the month of November 3 homes  sold (closed) and 6 homes went under contract (Pended)...  That means there is 17 months supply of homes based on the rate of homes going under contract or as much as 34 months based on what actually closed... hopefully the TrendGraphix report for December will look more promising.... for Bridgett's neighborhood.

The table below shows for the past 15 Months what homes in ZIP code 43224 in the price range have done...  how many homes have been available (for sale) how many homes have sold (closed.. seller gets the money) how many homes were under contract (pended, some close some never do... )

A graphic representation of the table shows:

Columbus OH 43224 homes for sale and sold for 15 months ending 11-2007

The light green bars in the graph are homes for sale by month.  The dark green bars are homes sold.  The red line shows the homes that went under contract (pended.)

Good luck Bridgett

The table and charts are from TrendGraphix.  The statistics are from the Columbus Board of Realtors multiple listing service.  These are single family and condominium properties combined.

Wouldn't it be great if all you need to sell a house was an address? You could post an address and people would rush right over to look at it?  That would be a sellers market...

I am not soliciting Bridgett's listing.   She is under contract with another agent.  I'd welcome her to contact me re: marketing her property when / if she is no longer contractually obligated to another brokerage.  She is welcome to read this blog.  She is welcome to comment on this blog.  I will not approve a comment advertising a property on my site which is not my listing.

Columbus Canines in Costume

man wrestles with the deviland a ferret...

Cute?

Look at the 2007 Pet Costume Contest - Slide Show on The Columbus Dispatch website for fourteen fabulously costumed canines and a ferret. The ferret is dressed as a pirate if cute canines in costumes are not enough to catch your interest.

Looking at the photo of the ferret on page one of the D section today, I thought it was a cat. I believe the other 14 photos are Columbus canines in Halloween costumes. No cats.

Raul the contest winner is dressed as Henry VIII complete with wives heads (doll heads.) Raul is an English Bulldog according to the article by Joe Blundo of The Columbus Dispatch.

The second prize winner, Beau, a French mastiff is a Devil costume. As the judges noted Beau has the right expression. That ferret took third. Tomorrow is the pet parade at Easton benefiting the Capital Area Humane Society and the Muttster Mash at Fitzgeralds on Bethel Road benefiting the Franklin County Dog Shelter. Details on ColumbusBestBlog

My favorite in the costume competition for the Columbus Dispatch is toward the end of the slide show the bulldog (?) dressed as a pirate... although the OSU coach is clever... and the dog as a race horse is clever... and that strawberry. They've all amazing.

Pirates seem popular this year for pets.

For the full story, owners and pet's names, breeds, the story of why the ferret's pirate eye patch is so appropriated read Pet Costume Contest - Pet projects in The Columbus Dispatch...

The photo above IS NOT an award winning costumed canine. That's my dog... he does not like to dress up. He'd rather chew up the devil costume than wear it. That photo is very old... as is the dog now. We don't even wrestle with him over wearing a costume anymore. He won.

Happy Hallowiener Columbus

Oct. 21, 2006
Categorized in: Events & Places

Happy HalloweinerCentral Ohio is an animal loving community.  I have sold homes to a few OSU Vet students, they have dogs and cats and one had a pot belly pig.  In fact she was very active in pot belly pig rescue.

A dog loving friend sent me an email with this photo of wiener dogs dressed up along with a bunch of others.  Lots of pugs seem to dress up, chihuahas and other small dogs....  There's a great photos of bulldog dressed up in a tux.  Wiener dogs are my favorite though and the "hot dog" costume is always appropriate.

The Capital Area Humane Society sponsors the Halloween Pet Parade at Easton Town Center next Sunday.   Dress up your pets in festive Halloween costumes:  "The event, which is in its seventh year at Easton Town Center, raises money to help the abused, abandoned and homeless animals of Central Ohio. Awards given include Best, Scariest and Funniest Costumes. "

My dear mutt Buddy is morally opposed to dressing up.  He has a devil costume... a cape and some horns.  He'd rather chew the costume up than wear it.

Would a pot belly pig owner dress up the pig? Someplace I have photos of ferrets dressed up for Halloween...  What about rabbits? Do Columbus rabbits wear Halloween costumes...? The House Rabbit Society is active in Columbus. As a kid we used to dress the neighborhood cats, puppies and rabbits up in doll clothes, wonder what PETA thinks about that.
