September sales were down from August and from last year in Delaware County. Inventory of homes (single family and condominium combined) were actually down from September 2006. Yet there is over 14 months of inventory of homes based on the September sales.

Columbus is one of the most stable markets in the United States to buy a home now according to a report on Forbes.com.

Delaware County Ohio sales and inventory for 15 months throught the end of April 2007

Inventory of homes in Delaware County in April was only up 2% over a year ago.  Sales volume of homes (single family and condominium) in Delaware County Ohio was down by over 12% in April 2007 in comparison to April 2006.   The number of homes   that were pended (in contract) during the month of April were down by 21%.

As reported days on market is down by three days over a year ago, drastically lower than days on market in March 2007.

Average list price in April 2007 was  nearly identical to 2006.  Average sale price is up about 8% over April 2006 prices.

Inventory of Delaware County homes at the end of March 2007 is nearly identical to March 2006 inventory. Closed sales of single family homes and condos in the county were down by about 12% compared to a year ago. Days on market is up by 17% over a year earlier.   

Pricing is very similar to a year earlier.
