Above are the new FHA loan limits for Franklin and Delaware Counties single family through four family.  The Current Base FHA Loan Limits became effective March 5, 2008.

Powell Property Values Going UP?

Zillow says the values in Powell went up in the 4th Quarter of 2008.

Assuming Zillow is talking the Powell Corporation (City of Powell) not the mailing address Powell 43065... from the 2-15-2008 Discover Columbus entry here...

Powell + 11.6%
Sunbury + 9.7%

Remember Zillow measures the values of all homes... not just the homes for sale or sold...and Zillow measures all homes (not just condo and single family)

Confusing.  I hope Zillow's crystal ball is correct and the value of porperties in Powell are increasing.

The Zillow  info came from the Zillow call I listened to a few weeks back.  The statistics in the table are from TrendGraphix.  Real Living HER is the only company in Central Ohio with access to TrendGraphix.  The numbers come from the Columbus Board of Realtors MLS.

Delaware County Ohio Real Estate Market Report Through January 2008

Delaware County graph home sales and inventory for 15 months through january 2008

There's 18.1 months of inventory based on January 2008 home sales in Delaware County.  Average list and sold prices are down from the same time in 2007.  Median price of homes is virtually unchanged from a year ago.  It is a buyers market.

Days on market was down in January.... one bright spot.

Delaware County Market Report - December 2007

Delaware County real etate market report for 15 months ending December 2007.

Residential inventory in Delaware County was only up a 'smidgen" from December 2006 levels at the end of December 2007. Sales in December 2007 were only down by about 4% from 2006.

Pended (in contract but not yet closed) transactions were down sharply, from 146 in December 2006 to 96 in December 2007. Hope it's just unreported "in contracts"

Average active price was down $21,000 from 2006 and average sold price is down $32,000 from December 2006.
