Clintonville Area Real Estate Market Report for the 15 Months Ending January 2008.

The graph and table represent the homes in the MLS area (Columbus Board of Realtors multiple listing service area) that includes the Clintonville and Beechwold neighborhoods (among others.) The are is bounded by the city of Worthington to the north, the Olentangy River to the west, interstate 71 to the east...  the southern boundary of "Clintonville"is a little less precise... 

January home sales were down in comparison to 2007 sales in the Clintonville Beechwold area. There is over 12 and a half months worth of inventory based on sales.  It is a buyers market in the area.

There were 523 single family home sales closed in the Clintonville area in 2007.  Clintonville is an area... or a neighborhood.   

Clintonville Area Single Family Home Sales:

List Prices ranged from $40,000 to $849,000.
Closed Sales Prices ranged from $40,000 to $740,000.

The average closed real estate sales price for single family homes in the Clintonville / Beechwold area is $194,304.

On average, those Clintonville area homes sold for 96.8 % of their final list price.

Days on Market ranged from 1 to 579 days, with the average being 84* days of market time.

The 2007 Clintonville area home sales compare to  593 Clintonville area single family homes closed in 2006, with an average closed sales price of $ 195,185
 

The 2007 Clintonville area home sales  compares to 607 single family homes closed in 2005, with an average closed sales price of $190,265.

Clintonville Beechwold area  real estate inventory and sales through February 28, 2007 are reflected in the graph below:

There was less inventory on the market in Clintonville at the end of February than there was a year ago but February sales in the Clintonville / Beechwold area were down by a larger percentage so there is eleven months supply of homes available based on the absorption rate.

Days on market for homes that closed in February 2007 was only increased by six days and average sold price was higher than in the previous 15 months at least.
