How to sell your Lewis Center home in under 30 days?  Price it right.

What do you do when there are 57 homes and only 3 (or less are selling a month?)

Market Total Value:  $310,500  (according to Delaware County)

Previous Sale Amount   $325,625  (2005, new home)

List Price:  $299,900

Sale Price: $294,000

DOM: 25  (days on market)  These were true days on market, the seller was not listed with three agents previously at various prices.

Average active price - $350,000
Average sold price - $295,000

Sold/List Diff. %  97% (for the area and size of home)

Sold %to original list 91% (for the area and size of home.)

October 2007 there were no sales... so the report shows 63 months supply.  Scary. Luckily the months estimated to sell a home based on homes sold is back down to a mere 19 months supply of homes based on the 3 that sold in December 2007.

*This may or may not apply to Powell, Hilliard, Dublin, Westerville, Worthington, Gahanna, Columbus etc. your neighbrohood etc.
