Columbus Real Estate Market Report for the 15 Months Ending January 2008.

Does this mean anything? I am not sure that sales for a school district this huge mean anythiing, but I did Worthington Schools, Dublin Schools, etc.
It's a buyers market!

Feb. 23, 2008 - Dublin Ohio Home Sales - January 2008
Dublin Area Real Estate Market Report for the 15 Months Ending January 2008.
Sales in the Dublin Area (the Dublin School District ) were down 42% from sales in January 2007.
The average sale price in January 2008 was $268,000 up from $252,000 at the same time last year. Average active price is considerably higher at $409,000 with is up from the average active, $398,000 price in January 2007.
With 616 single family and condominiums on the market there are 28 fewer homes on the market than a year ago. There is a 17.6 month supply of inventory(homes for sale) based on these recent sales.

The sales above are throughout the Dublin School District. The sales below are the City of Dublin (Dublin Corporation Limit.) With 25 Dublin home sales, sales are down 47% from January 2007.
Average active price is up 7 % from January 2007. Average sale price at $305,000 is down from $315,000 in January 2007.

Clintonville Area Real Estate Market Report for the 15 Months Ending January 2008.

The graph and table represent the homes in the MLS area (Columbus Board of Realtors multiple listing service area) that includes the Clintonville and Beechwold neighborhoods (among others.) The are is bounded by the city of Worthington to the north, the Olentangy River to the west, interstate 71 to the east... the southern boundary of "Clintonville"is a little less precise...
January home sales were down in comparison to 2007 sales in the Clintonville Beechwold area. There is over 12 and a half months worth of inventory based on sales. It is a buyers market in the area.

Worthington Area Real Estate Market Report for the 15 Months Ending January 2008.
The graph above is for the Worthington School District, the sales and inventory for the past 15 months through January 2008, for single family and condoominium properties.
About 23% fewer homes in the Worthington area sold in January 2008 in comparsion to January 2007. Inventory was only up about 3% higher than last year in the area. There is 11.8 months of inventory on the market based on January sales (that means it's a buyers market.) January pended (under contract) properties were down over 50% hopefully they just have not been reported to the board.
The average price was virtually unchanged for active listings- $232, 000 to $233,000
The average price was up for sold listing - from $188,000 to $214,000 +14%
The median price was up - from $176,000 to $202,000 +13%

The homes represented by the graph and the table above include properties in the city of Worthington, the Village of Riverlea, the City of Columbus as well as Sharon and Perry Townships.
